I read that walmart is building an upscale supercenter in Glenpool.  The average income in Jenks is $68,000 Glenpool is $32,000 Why GlenPool over Jenks?

That's their usual strategy. It helps that the land is probably cheaper in Glenpool.

This is a nice development on a major artery leading into town. Glenpool has that and Jenks doesn't.

Glenpool also has leadership that wants this kind of development and Jenks is focused on different kinds of retailers.

One has hotels and Wal-Marts, the other shopping centers and ballparks. Each has there own benefits.
Power is nothing till you use it.

This Wal-Mart is all of 60 feet from Jenks anyway.  It's on 121st and the other side of 121st from the Wal-Mart is Jenks.

Other difference is Jenks is developing on the River, Glenpool is developing on Highway 75.

Imagine that, Jenks is getting river development without a sales tax slush-fund scheme.

Add in that there has been a lot of talk about Wal-Mart putting in a center in catoosa across from the casino.

Well, on the plus side, they are starting the first stages of widening the road.  At least from Admiral to Cherokee.  They have closed several businesses along the east side of the road.  So maybe they will have this done within five years of the expansion of the casino, the opening of the Toby Keith place, and the supposed wal-mart being built.

just like what some of the other people have mentioned, land availability, cost of land and the two towns are looking for different things in bringing in retailers.  Not to mention there are several housing additions in Jenks that are less then 2-3 miles from this new location.

Yeah, I am one of those people who is 2 miles away from it and my money will definitely be going there. I am tired of driving to Bixby every Sunday morning.

What is in Glenpool?

The working poor that work in Tulsa, have moved to Glenpool, drive to Tulsa each day to their job.  

The price of land has nothing to do with the location as Wal-Mart is letting some of their buildings stand vacant for years in order to curtail competition.  They will bring hundreds of jobs to Glenpool averaging less than $13,00 dollars yearly.  This will further reduce the city average income but look at how it will fill the city coffers with the increase sales taxes paid by the citizens of the surrounding areas.

Wal-Mart does not want to be in a high traffic area.  They want to create their own traffic without it being restricted.   Check any of their parking lots and you can see why.

Jenks has access to a Wal Mart. The Neighborhood Market right across the bridge on Delaware.
