We have some great old apartment buildings on Carson and 14th that are in decent shape and reasonable rents. Jogging trails are 5 blocks away, downtown is just over the highway.

just south of downtown apartments @ corner of 21st and Peoria.

Thanks for all the great advice! I drove around this weekend looking at alot of the neighborhoods you all listed. OurTulsa, I especially liked the Gunboat neighborhood, but I couldn't find anything available right now. What a great place for someone to come in and invest a little bit of money to push forward development. There are some beautiful old homes that have a ton of potential.

Some of the apartment buildings around the Gunboat area have been renovated within the last 6-8 years. The leasing company that runs them also runs the Dresser Mansion...at least they did back in 06. Oh and their name is Alves Properties. I don't think they have a website. I lived in one of the buildings located on Elgin from 99 to 04. They were quick to fix problems, however the renovation process of the particular set of buildings I lived in were questionable. Nice older building. Hardwood floors, updated kitchen & bathroom with updated appliances & fixtures. My rent ranged from $575 to $650 during my time there. I expect rent has increased and will probably increase again considering the new Petition to void stadium district has been filed on behalf of the property owner of the Better Price Warehouse located adjacent to some of the apartments. Last time I was in the area I noticed some of the Bell's Amusement Park signs and misc stuff being stored there.

Alves Properties does still have an office out of the Dresser Mansion.  They own 4 apartment buildings in the Gunboat park area.  I moved into one about 6 months ago and am pleased for the most part.  Rent isn't bad either, I pay $550 for a 2 bedroom apt, all bills paid except electric.  I don't remember what the sq. footage is.  My only complaint is that there is no washer and dryer in the apartments.

I probably wont renew my lease though.  I miss having a washer and dryer and want to find something a little bigger.  I want to stay in the downtown area.  I've always wanted to check out the Philtower, but it's a little out of my price range as well.  There are lots of options in the downtown area that are in the $550-$650/mo. price range if you look hard enough.  Craigslist is a good place to start.

Sounds like you live in the green building with white/burgundy trim? That's was my first apt with Alves. They started painting it within the first couple of months I lived there (from brown to the green/burgundy & white) and for the longest time didn't finish the job until almost a year later...also had paint on all the windows during that time. I lived on the 2nd floor. I thought it was always strange how the green/white/burgundy building looked better (cosmetically) than the building next to it (the brown one) but that building had been renovated with washer/dryer hookups, recessed lighting  and central/heat air. Go figure. That's why in my first post to this topic I said the "renovation process was questionable"..it was because of that.
