Arteest, what do they have that makes you state such a ridiculous point.

Tell me they got a Nordstroms.

This type of development is the new "in" thing with the teen/soccer mom/suburban crowd. No doubt the stores and businesses that go in there will also target the demographics in the South Tulsa, Jenks, Bixby, etc. area. Malls are out-dated and passe. You want the teen market because they are the ones who spend money. Especially in this area with all the new families, and families that have money to burn. They are ALL going to flock here like moths to a flame. This development will likely cause Woodland Hills Mall a massive headache aka, Southland and Southroads when Woodland went in.

I am actually puzzled as to what some of you think this development is? I dont think some of you realize just what this is and what its going to do to the market in the Tulsa area? Most of the young spenders are going to want to go there and avoid the "old, white trash, mall". You may see people go to Woodland to avoid the traffic at the River District, like some people go to the Promenade to avoid Woodland now lol. Depenging on how deep and strong the Tulsa area market is, you may see a lot of stuff thats in and around Woodland moving shop to the River District as it takes the cream of the crop spending crowd away.

Lets see, we have 16000+ people a day to go there,  we have approximately 15hours of open time for the stores, that is approximately 1067 people per hour rolling into this developement.
It's hard being a Diamond in a rhinestone world.

Hardly. More like 2500-4000. But that's an educated guess.

Tell the devil, Teller, how 16,000 "clients" are showing up a day in Jinx River City? Give me a hint? A band playing 76 Trombones?

And you hide your real motives. You simply cannot tolerate a rejuvenated downtown or river development. Growth that would draw population, attention and tax dollars away from your sprawling suburbia thereby potentially reducing your property values. Look at the bright side...less traffic and less ad valorem tax.[;)]

What about the roads in and out of this area?  I waited 30 min to drive from the Jenks theater to the first stop light that takes you out of Jenks a few weeks ago.

Living in downtown, I have to say I don't for the life of me understand the hatred of either side, what's Good for Jenks is Great for Tulsa.

Optimistic numbers is what any PR firm is going to give, that's a given. How are they going to get those numbers? Simple, lots of weekend events, lots of festivals, lots of sales, lots of promotion.

Don't forget, people going to a show at the arena might want to avoid the crowed bars and restaurants downtown, or might want to eat closer to home. Tourists going to the river development will also go to Tulsa museums, parts, and businesses.  Teens will go on their dates out where there is three four developments to do things, means every date night can be different even if they go to the same place.

Population growth will be a key factor, and we will keep seeing growth, both in the core and in our suburbs.

Even if they don't make those numbers, or do but barely it's still a great thing for Tulsa, means more people will be spending money in both Cities.

So Jenks, Tulsa I am happy for you both for your great growth even in troubled times.
For those wondering why "Tulsa never get's these developments," it's because we have too many existing developments that are half complete and or under way, we have many smaller developments which together will have similar economic effects. There are more points for this but it deserves its own threads.
