Jenks This Would Be Great!!!!!!!!

I just want to say that 6 Million is probably a high estimate, but the Outlet Shops in
San Marcos, Texas draw over 6 million visitors a year.  The outlets are one of the largest tourist attractions in Texas and outdraw The Alamo, all Texas museums, all Texas zoos, Sea World and both of the Six Flags parks.  Unlike the proposed River District in Jenks, however, the outlets are strictly retail only. There is relatively no restaurant component and absolutely no nightlife, no concerts, no sports, no commercial/business and no residential.

It is also not impossible to think that Nordstrom would not consider The River District for a store.  Nordstrom already has stores in Anchorage Alaska, Spokane Washington, and Orem Utah.  All of which are much smaller markets than Tulsa.  Nordstrom also just recently announced new store openings in Birmingham Alabama, Nashville Tennessee and a second store in Austin which are all slightly larger markets than Tulsa.  I would almost be willing to bet, though, that the 2/5/10/20 mile radius demographics are not much, if any, better than Nordstrom's proposed locations in those cities.

People in Tulsa also don't seem to realize that Saks Fifth Avenue, which in spite of it's recent financial problems, is more exclusive than Nordstrom and still has kept open it's store in Tulsa, even though it closed it's only stores in Kansas City (on the Plaza) and Minneapolis (Downtown) several years ago.  I guarantee that this has not gone unnoticed by the powers-that-be at Nordstrom.

If the River District is able to land Nordstrom, Crate and Barrel and a few other mid-to-high range / high profile retailers, then it will be very successful in this location.  Unfortunately though, I think the success of this project will be to the detriment of Utica Square more than it will be to Woodland Hills.
