                              Oklahoma City Building Boom

The year started with about 3,250 apartment units being built in more than 20 different complexes, nearly 70% more than the normal average, according to Capstone Companies, a multifamily property brokerage firm.

Since then, 1,000-plus additional units were announced for a total of about 4,400 apartments coming to the Oklahoma City metro area.

About 2,100 of the planned apartments were financed with low-income housing tax credits and fit the affordable housing description. They are all part of a more-than-usual amount of affordable apartment construction, said David Dirkschneider, managing director for Capstone Compainies in Oklahoma City.

“This is a good thing because it’s evident that there is a shortage of affordable housing anywhere in the country.”

Fairground Flats, a 216-unit affordable senior apartment complex announced last week by Indianapolis developer TWG at 2820 General Pershing Bouevard, just east of the OKC Fairgrounds complex.

Fairground Flats is “much needed,” said Holley Mangham, communications manager for the Oklahoma Housing Finance Agency, which contributed $33.6 million in tax-exempt bonds and $2.4 million in housing tax credits toward its development

Dirkschneider said some economists see Oklahoma City as becoming more affordable for renters because household incomes are increasing faster than rental rates and they expect rent increases to come off of recent spikes and slow.

The surge in affordable construction is probably due to a tweak to the federal tax credit application used by developers for 2023, said Darrell Beavers, housing development director for the Oklahoma Housing Finance Agency, which administers federal and state housing tax credit programs.

New apartments under construction or announced in the Oklahoma City area:

Thrive on 10th, 1007 NW 10, senior housing, 316 units.
Bradford Place Apartments, 613 N Davis Ave., affordable, 72 units.
Creston Park, phase one, 2000 NE 28, affordable, 261 units.
The Cottages at Superbia Retirement Village, senior housing. 9720 Stacy Court, 84 units.
Greenwood Estates, affordable, 740 NW 122, 60 units.
Harmony School Apartments, affordable, 1537 NE 24, 40 units.
Pivot Inc., affordable, tiny homes. 201 NE 50, 20 units.
Southern Commons, affordable, 6000 E Interstate 240 Service Road, 97 units.
The T Oklahoma City, phase one, affordable, 3925 SE 59, 85 units.
North Pointe Apartments, affordable, 11800 N Western Ave., 187 units.
The Lofts at Valencia, 2717 NW 178, 200 units.
Domain at Chisholm Creek, 1424 Highland Park Blvd., 240 units
      24Hundred Apartments, 2400 Watermark Blvd., 299 units.
      700 West, 400 N Shartel Ave., 235 units.
The Harlow, 100 Park Ave. and 101 N Broadway Ave., 265 units.
Westgate Park Residential, 10401 W Reno Ave., 444 units.
Fairground Flats, affordable, 2820 General Pershing Blvd., 216 units.

      Edmond-Yukon-Mustang
The Campbell, 217 E Campbell St., Edmond, 86 units.
Savannah Terrace Apartments, affordable, 5801 S Aloha St., Mustang, 60 units.
The Silos, 100 W Main St., Edmond, 280 units.
Park Avenue Estates, affordable, 125 S Czech Hall Road, Yukon, 92 units.
The Curve, affordable, 701 SW 17, Moore, 245 units.
Sage Cobblestone, senior, 4403 12th Ave SE, Norman, 168 units.

Due to some changes in how affordable housing projects are scored, along with the 4% tax credits being more attractive than they used to be, we’re seeing a large rise in affordable housing construction.

                                                                            The Rother Shrine Church

Photos of the largest Roman Catholic Church in Oklahoma

We need shepherds who will not run away when their flocks are under attack. We need priests like Father Stanley Rother who died because,
as he said, “a shepherd cannot run away.”

Rother's feast day was celebrated throughout the Oklahoma City Province, which includes the Archdiocese of Oklahoma City, the Diocese of Tulsa
and the Diocese of Little Rock. The Diocese of Sololá in Guatemala also received permission to celebrate the feast day. Eventually, other dioceses
in the United States and elsewhere may celebrate the day.

Dream Hotel and Apartment Towers proposed
                                  for Oklahoma City.

                                                                                           Pics via OKCTalk.com

Oklahoma City Council may soon be asked to approve a new $215 million submitted by the OCURA  to create a new TIF district
that would generate a budgeted $215 million in public assistance.

Developer Randy Hogan said Monday the proposed development south of Reno Avenue and east of the BNSF Railway tracks has
expanded from three to four towers, each between 24 and 26 stories, previously, the buildings were 19 and 22 levels with two
                         side by side Dream Hotels.

The 315-room Dream Hotel adds 100 more rooms to the envisioned 215-rooms proposed back in June 2021.   The agreement with
the Omni Hotels and Oklahoma City,  stipulates no TIF money will go toward the hotel; it can be used for the three planned 24-26
story apartment towers of which construction would being on two apartment towers in 2024.

If the TIF is approved, construction of two of the three apartment towers would start by early 2024 according to Hogan.

Mexican consulate is scheduled to open in Oklahoma City

There are currently 50 Mexican consulates in the U.S., and Oklahoma City is going to be number 51st.   Oklahoma City will join 50 consulates in the
United States:

Albuquerque, NM -  Atlanta, GA - Austin, TX - Boise, ID - Boston, MA - Brownsville, TX - Caléxico, CA - Chicago, IL - Dallas, TX - Del Río, TX-
Denver, CO - Detroit, MI - Douglas, CA - Eagle Pass, TX - El Paso, TX - Philadelphia, PA - Fresno, CA - Houston, TX -
Indianapolis, IN - Kansas City, MO - Laredo, TX - Las Vegas, NV - Little Rock, AR - Los Angeles, CA - McAllen, TX

Milwaukee, WI - Nogales, AZ - New Orleans, LA - New York, NY - Omaha, NE - Orlando, FL - Oxnard, CA - Phoenix, AR - Portland, OR - Presidio, TX
Raleigh, NC - Sacramento, CA - Saint Paul, MI - Salt Lake City, UT - San Antonio, TX - San Bernardino, CA - San Diego, CA - San Francisco, CA - San José, CA
San Juan, PR - Santa Ana, CA - Seattle, WA - Tucson, AR - Yuma, AR - Washington, D.C.

The consulate will provide services and assistance to the growing Mexican community in Oklahoma and also will promote economic, commercial, educational, cultural, tourism, and community relationships shared by Mexico with the Sooner State.

It's going to be right across Oklahoma City Boulevard so it will have very good connectivity for Mexican nationals visiting us from other parts of the state because, again, we're going to be serving Mexicans in the entire state of Oklahoma, not only from Oklahoma City. We have to open on May 1 because I have promised that everywhere. We already have our building, and [renovations] are in progress. It's looking great. We expect to have between 300 and 450 people coming through that Consulate every single day. We expect to launch our website at the end of April.

List of Mexican Consulates in the U.S. https://unitedwedream.org/resources/list-of-mexican-consulates-in-the-u-s/?gclid=EAIaIQobChMIjv3ehOrd_QIVlPbjBx1LnwAVEAAYASAAEgIEHPD_BwE

VELOCITY-OKC  - https://www.velocityokc.com/blog/policy/a-closer-look-at-the-new-mexican-consulate-a-q-a-with-head-consul-edurne-pineda/?back=super_blog

There are currently 50 Mexican consulates in the U.S., and Oklahoma City is going to be number 51. It’s the widest consular network in another country by one single country. Nobody has 52 consulates in another country; Mexico does, however, because we have a very large population of Mexican origin here in the U.S. and also because our economic, social and political relationships with the U.S. are very relevant to Mexico and the U.S. . .

. . . Our consulate has nothing to do with immigration, so what we basically do within documentation is we issue around 30 different documents all related to Mexico and with Mexico, such as passports, Consular I.D. cards, voting cards, powers of attorney, and death certificates; as well as visas for American citizens who want to live in Mexico, and many others.
