Any new midtown/Cherry Street developments?

Cheevers, a well-known bistro in OKC, is opening a Tulsa location on Cherry Street.  It will go in the vacant Q Clothier and have an outdoor patio space next to Grassroots Larder.

Good Egg Dining Group, which owns Cheevers, also owns several other OKC restaurants including some of my personal favorites like Red Prime and Kitchen 324.  I've been told they are planning to open 4 concepts in Tulsa within the next 1-2 years.  I know for a fact they are actively looking at locations downtown and 18th & Boston.

Saw bulldozers clearing the lot at the end of Utica at 41st street. any idea what the plans are?

Tennis courts for Steve Mitchell (Argonaut). He lives just across 41st.

Couldn't help but notice that the large block between the BA and 15th on Utics now has a large for sale sign on it. Seems that the grand plans fell through. I really wish developers would hold off leveling buildings before realizing they aren't capitalized enough to execute.

True!  However, these buildings were nice and they were for the most part occupied.

Now, it's a UGLY wasteland.  Since this is Tulsa, that spot will most likely be filled with a Maverick (there are already two QTs within a mile, so it would have to be a Maverick or I guess a Casey's), a drive-thru bank, a drive-thru fast food restaurant, a car wash, or mini-storage

I've lived near this lot for a long time and I hate that it's still not used. A full mixed use development would be great including hotel space, living, retail, restaurant, and maybe even a parking garage for Cherry Street use. No more fast food please. I still can't stand that Chic fil A.

Yeah I still don't understand why there are no hotels outside of downtown all the way to I-44. None by the hospitals, none by Utica Square... so odd.

None in Brookside or Cherry Street either, really none in all of midtown. I get land is expensive and hard to find in midtown, but still,

As a long time resident from birth in 1963 until I moved away in 1998 the thing about hotel/motel/motor lodge has been an interesting thing about Tulsa.

I can remember when there were three Trade Winds hotels along I-44. One at I-44 and Peoria on the SW corner of I-44 and Peoria which was Trade Winds West and was the home of KAKC radio, Trade Winds Central which is still there and Trade Winds East which was a long the service road on the north side of I-44 and east of Harvard next to a Howard Johnsons restaraunt.

In the 70's and early 80's downtown you had the Holiday Inn at 7th and Boulder, The Mayo, The Downtowner at 4th and Cheyene, the Darby Lane at 6th and Frisco across from the Assembly Center, then you had the Williams Hotel as part of Williams Center and the Excelsior Hotel (now Double Tree) where 6th and 7th meet at Houston.

But going back,you had the places along I-44/I-244 interchange along I-44 going east, a Howard Johnson at I-44 and 11th Street,a Holiday Inn Holidome at I-44 and Memorial and I-244 and Garnett,the Hilton at I-44 and Yale, Sheraton Inn Skyline East at I-44 and 41st.

In the early 80's was the Sheraton Kensington (now Marriot) at 71st and Lewis and a Marriot at 41st and Hwy 169. (Yes they later swapped names). The Emabassy Suites near 31st and Memorial is where the Continental Theater was until the very early 80's. At one time there was a Marriot Residence Inn at 41st and Memorial.

The Eagle Suites near the Embassy Suites was one of the early long term stay places that actually included dinner ware with the room.

During the 70's thru the 90's the old style motor lodges a long 11th Street became no-tell motels. Sadly a number of good places along I-44 disappeared as well. I wonder how many remember the La Quinta/Denny's at I-244 and Sheridan.

My point in all of this is that Tulsa seems to have grown in odd directions going back to before 70's, and the development in the Cherry Street mid town area has always been stunted because of the historic and land locked area that it is.

Just in the area from 21st to Admiral and Sheridan to Peoria, what would you buy up to build hotels or other businesses?
