From Commercial Property News:
Tulsa Retail Investors Prefer Being Big Fish in Small Pond

Interesting.  Commercial Real Estate Investors poured $72 Million into the Tulsa area in 2004.  Also, price of retail space has doubled since 2001, from $67 to $137.

Another statistical blip?  Is it that Tulsa is doing extraordinarily well these days, or are we simply finally emerging from the toilet?
