Does anyone know what is happening with this? Heard they were expanding to 16 pumps, ripping out residences to force fit a south Tulsa plaza at this location.
Damnit, NO! I have no idea what's going on with it, but put in another QT at 31st and Louisville ( empty lot) instead of tearing out cool bits of midtown.

Yep Yep, I was able to see the plans they submitted to the TMAPC for a PUD (don't know what agenda it will be on). Forget about any urban scale on that corner. The proposed QT at that corner will completely blow it up. 16 pumps and land lots of land.

Why?
They have TONS of business and have to pull in nearly as much money as any other store with a smaller lot. Actually, they have as much parking as as many pumps at that location as they do on Harvard. "have to" is simply not true. You'd "have to" be mental to close down a business that is constantly turning over customers.
Build another one in the region on an EMPTY lot instead of turning structures in Tulsa into a lot. It's a business, I wouldn't tell them what to do even if I could - but wipe out those buildings down 21st and that corner is as bland as can be. Some part of town has to remain cramped and eclectic, instead of open parking lots and sterile.
So they should make substandard profit and keep a whole other set of equipment, displays and signage to keep from tearing down three houses?

Those are two different arguments. They do not NEED to expand or close as they are operating at a profit as is. They WANT to expand to make more profit, which I explicitly said I would not prohibit even if I had that power.
But that doesn't mean I don't want
1) to protect some unique parts of Tulsa
2) to stop more structures from being turned into concrete lots
and 3) A QT closer to my house occupying an otherwise empty lot.
Again, they should do whatever is in their business interest - but that often includes pandering to the public. This part of the public (me) would like an alternative route to be taken (which may end up being equally or more profitable). Nothing more.

Unique midtown charm? You mean the Lassiter photography building? Good grief...that place always left me with an unsettled feeling. Then I went in for passport photos and from the inside, it looks like a place that does secret kiddy-porn shoots back in the dark corners. Pretty gnarly...
That building's looked neglected and shabby at least since I've lived here (seven years).
The station itself is often swarmed with people. When it's busy, good luck turning in safely then finding space in the lot to maneuver to the pumps. The traffic flow / ingress / egress needs work, I hope they have decent engineers working on it. That's the real concern, along with the lighting issues already discussed and reasonably polite neighborhood integration.
Why doesn't QT relocate to the opposite corner where May's and Warehouse Market used to be? The building is a pit anyway and they could probably take the old Long John Silvers building as well. Seems like there is more room to spread out on that corner.

This was brought up as an idea at Florence Park HOA, but we were told that the owner of the May's building has no interest in selling.

Sadly that is true, with the owner would sell the building. No idea why they are "holding" it.
La Fortune filed for a permit not long ago to turn that building into mixed office/retail.
And the Long John Silvers building has been a successful Mexican restaurant for many years - best in town IMHO.

I just drove by the location. 2 of the houses that would be removed are boxy duplexes that hold little charm. Plus they are pretty run down. I don't think the neighborhood would miss them too much. It looks like some of the homeowners on that block need to spend some time and/or money on fixing up their yards, just my opinion. Not the best block in that neighborhood.

yeah glenpool was that way too until a few weeks ago when they opened their new store. It was odd going to the right to get a fountain drink.
