Crews have been filling up one roll-off trash container after another pulling stuff out of this building. Any ideas what for?
Remember the rhyme . . . "If it's downtown, it's coming down . . . ."

Actually, I don't know, but I wouldn't doubt it for a second.

Starbucks or Parking Lot.
I'm taking odds...step right up!
(I keed...I keed. I have no idea.)

I think if they're putting stuff in a dumpster, it is probably a remodel. Why would they bother putting anything in a dumpster if the whole thing was coming down? I used to go in that building all the time. You could see it had some neat 1940's details, but a lot of them had been messed up over the years. Here's hoping something good is coming... =)

downtown needs a starbucks, but since one is going in the Crowne plaza it isn't that. Plus the starbucks needs to be a drive through anyways on one of the main "to work" thoroughfares. I've always clamored for the Gypsy to hang out a drive through window but they are too lazy to even get up as early as they need to serve the work crowd.
I asked around and heard "law firm" but just rumor.
Great! Another DT building gets new life.
Someone with some ambition should look up the building permit or who owns the property and call. Hell, if someone looks up who owns it I'll call.
I no longer have a subscription to the land records and do not work downtown to get them for free:

FYI, this thread is #2 on the google search for "Tulsa & Ridgeway" - that was fast.

This forum is apparently really popular with google. That is how I got here the first time.
google just has a special crawler to run through sites with snitz forums so they can keep the search results fresh daily.
After no activity for about a year, work is starting on this property again. They ahve fenced in the parking area and are walling in the old garage door area. Not sure if it is the same tenant but I would expect, with a year idle, that this may be a new tenant.
There has been occasional activity on this property but a lot right now. It looks like they are going to remove large chunks of brick wall, maybe putting in 20ft windows?
I have land records access again... what is the address and I will call the owner.
701 S Cincinatti
Donald Smolen II (attorney), Daniel Smolen (attorney)and Oleg Roytman (an attorney in the same office, same number) are joint owners of joined parcels (honestly, I did not research close enough to know which parcels, but they include the Ridgways Address. Original PLat is all 85 feet N/W of the SW/3...). I called their office to inquire and they are renovating the building to "make it pretty, we want to use it for office space."
Problem solved. Channel two TulsaNow works for you. Down and dirty, don't kill me if I got a parcel wrong and happened to call the right people.

That goes back to the original rumor about it becoming a law office.

I think we substantiated that rumor into fact.

Makes a lot of sense for them. They do a lot of PI/plaintiff stuff and 320 S. Boston isn't exactly the easiest building for their clientele to access. Okies don't like finding parking, walking, and trying to figure out where things are downtown. Having surface parking will help them.
