Title: Rockford Village @ 41st and Brookside
Post by: TheArtist on December 06, 2006, 09:10:45 AM
Looks to be a decent development.  I like how they are keeping with the look of the immediate area.  I think the businesses will be a nice addition and will help bring more people to support the other businesses and restaurants along brookside.

Would have been nice to have some more living as well, but this is good too. Speaking of more living along Brookside. When are the new townhomes supposed to start construction?

I bet Glass' project has been slowed down by his law enforcement problem. While he may not be directly involved anymore with the actual construction, the bankers are no doubt double and triple checking what has transpired to date and what is expected to happen in sight of Jim's problem.

Kallay eluding to all his Brookside involvement was a bit self serving. I think if you talk with those who co-owned/co-developed with Ed you might get a different take.

I was wondering if that plot of land was going to sit empty for all of eternity.  Where is the demand for office space though?  I suppose people will gladly purchase nice new construction office space.  It'll just empty out more office space in other places.

The two above mentioned idiots should get in bed with the aforemetioned realtor involved in the east end project and see what happens.....Wait one of them might already have....

Apparently there is a decent demand for office space. Go down to 91st and Yale and from that corner west to riverside are several large office complexes going in.

Remember too, although Tulsa's population may not be growing, population in the suburbs is.  When you are talking about jobs and where people work, Tulsas rate is 10 to 20 times that of the suburbs.  Its live in the burbs, work in Tulsa.  Homes in the burbs, offices in Tulsa.  Most of the upper middle class people I work for are self-employed and have there own businesses.  So those hundreds if not thousands of large homes can translate into hundreds of small businesses that need an office. The few offices in the Rockford Village development are just a drop in the bucket.

This isn't all that exciting, but it is a much better use of the existing condition of 41st and Rockford.  The fact that it's supposed to promote pedestrian activity is encouraging, but I think a  mixed use resedential/office development would be better.
Does anyone know of any plans for townhome/condo/loft type development along Brookside?  Maybe somebody could clean up the ugly south side of Peoria and connect it with the traditional Brookside area.
