Indoor ski slope?
^plus an ice scating rink and a sledding/toboggan ride in the summer and fall with a Holiday/old timey European shopping village theme around the rink. Then right after Christmas turn it into an indoor pool with water slides having an "islands" theme around the pool for during those winter months. [:D]
