West side of Memorial between 103rd & 106th. Dirt work already started. Land currently owned by Warren related entities.
Will also include a St Francis facility.
For what it's worth Tulsa Chamber denying Costco announcement for today. But says will be very soon.

Access to what? That is two miles further away from any highway. I'm assuming it will go in the field at 103rd which is directly across from the theater at an existing light.

The area at 121st would have allowed for an entrance/exit off of Memorial as well as one off of 121st. To me the area where this is going is a traffic nightmare already and this will be adding to it. For whatever reason there are a lot of drivers on that stretch of road who seem to either drive 15mph or 60mph with no in between. It is, IMO, the most unpleasant stretch of driving in Tulsa. Admittedly Northbound traffic seems to be worse than Southbound when it comes to stupidity behind the wheel.
Just one more reason for me to avoid that area.
How many stop lights are there now between 91st & 121st?

All the slow traffic drives side by side, afraid to go faster than anyone next to them. Yuck! I don't see too many 60mph drivers. By the way, the speed limit (at least northbound) between 111th and 101st is 50 mph. Look for the sign right at the NE corner of 111th and Memorial. It used to be marked 50 southbound but they never put up any sign on the southbound side after the widening to 6 lanes.

Putting Costco at 121st would only have extended that unpleasant (wow, what an understatement) stretch to 121st. I wish those places would locate closer to most of you for your convenience, and mine.

Most of that area was really damp in the 1986 flood. I believe there was standing water in the (then Safeway) parking lot. I don't think the work on the Fry ditch would have helped that. I remember we couldn't get south of there to check on our stuff in the mini storage south of 151st. It turns out our stuff was OK by about 10" or less. Reasor's was smart moving up the hill.

A moat around a Costco could be interesting. I think no one is allowed to import dirt to that area because it would flood the neighbors (but I'm not sure and expect $ could change that).

Nope. Still floods. The pad for the abandon steak house had to be raised quite a bit. The land on that NW corner would have to be raised a lot at an extreme cost for a pad the size of Costco. Expensive endeavor. Someone will eventually build an apartment complex there (perhaps sooner than later ;) ).
