Yes and as you see Tulsa fill up during that time you can easily imagine how in around 20 years there won't be any quick/easy suburban growth areas left in the city limits. (There will be available land in North Tulsa but I don't see that as being competitive as the suburban areas will be for suburban growth attractive to new families.) Yet we seem to not be changing our zoning laws, and future oriented infrastructure priorities, away from them currently only promoting suburban style development and discouraging quality infill and urban development.
