Just for fun I did a search on property, commercial in Detroit, this is an eye opener, I know the city is pretty much in the toilet but even the land these buildings sit on has to be worth more(if nothing else long term) than what is going on with these prices...crazy

I bet if you ask the real estate agent for a tour it will be necessary for him/her to coordinate a military escort.
I have a friend in Ann Arbor who now owns a hundred houses in one small neighborhood in Detroit. The bank kept loaning her money. She has spent less than $500,000 and just has to fix up one house and sell it each month to make the payments. It is crazy.

The catch is the high taxes, the taxes will eat ya up. As for homes, Metro Detroit has many cheap soild brick homes for pennies on the dollar, but prop. tax is sky high.
