Really? My son moved back out there because they get more value and have a safer lifestyle with better schools.

The whole "safety" thing is mental. Living in the city and putting yourself more at risk for crime=scary.
Living farther out and putting yourself more at risk for a major high-speed car wreck = A-OK. Or putting yourself more at risk for obesity, diabetes, etc because you live in a cul-de-sac along Memorial and can't walk or bike anywhere is also A-OK.
Or at least that's the current interpretation in this country today.

On that subject,there's many more people walking/running/biking/playing games in my Southie neighborhood than I ever noticed in my mid-town neighborhood. I see many more people going to the trails where I live now than I ever saw near 31st street.

That's the thing, there's not really less crime out there than there is in most of the rest of Tulsa if you look at the maps TPD publishes.

There are no trails near 31st Street along most of its length, so it doesn't surprise me that you see more people going to the trails if you now live near a trail.

I don't. Same distance.
It might be that there are more places to run and bike where I live so less concentration on any one given trail. I see people running and biking in DT, in the neighborhoods, on the Midtown trail, on the east and west banks.

They must have taken their visual cues from WalMart a bit farther south. WalMart made the front a facade appearing to be many stores but inside it's just another super WalMart.
