I bought a Swan Lake bungalow in early 2010 and completely renovated it while also living there for the past couple years. Since this project is finished, and I enjoyed the experience of designing/renovating an old house, I am looking to do the same thing with another house in the midtown/near-downtown area. But I would like to sell my house first. It is a 2 bedroom/2 full bath house on 20th Street between Peoria and St. Louis within a half mile of Cherry Street and Utica Square. Some highlights:
- Built in 1924-located in the Swan Lake Historic District
- Original wood floors throughout except in the kitchen and bathrooms
- Master suite has an attached full bath with large walk-in closet (all brand new, used to be an office and half bath)
- Hall bath next to the guest room was fully renovated-new vanity, toilet, tile floor, etc.
- Kitchen has new granite countertops, can lights, stainless steel appliances and new tile floor
- Utility room is adjacent to kitchen with washer/dryer
- Living and dining rooms have original crown molding, built-ins and new paint
- New backyard deck with trellis completed this past summer-has a view of Woodward Park to the south
- Newer HVAC system, electrical and shingle roof
- Large non-finished basement
- Detached one car garage
Would you accept a trade for some good running vehicles, many livestock and an almost complete collection of commemorative dinner plates?
Aside from having nixed the office space, that's almost exactly what I'll be looking for in a year. Were I only slightly more selfish I'd be hoping you couldn't sell it until then. ;)
I haven't listed it yet...probably in the next month or so.
I have my eye on a couple other houses. So I will probably go ahead and list this house within the next couple weeks. It's perfect for someone looking for a renovated house in the Swan Lake/Cherry Street area.
That is a very pretty street and within easy walking distance of Swan Lake, Woodward Park, Cherry Street, and St. John's. Springtime is the golden time for home sales as everything is flowering and school is out.

Very easy walking distance (~5 min.) to all of those places as well as Utica Square. It's also within 2 miles of Brookside, the river trails and downtown. It will be on the MLS next week...hoping for the best so I can start my next project this summer.

A quick update that several people have been by and shown interest but no offers yet. I've narrowed down my search for another house to buy and renovate but won't do it until this one sells first. If you know of anyone interested in a Swan Lake/Cherry Street bungalow let me know. I have considered renting it out but will attempt to sell first.
Hows the wiring in that old 1924 house? The older homes have wires rated for only 60 degrees C- After 1980 something the code was changed to 90 degrees C, I guess the heat produced from light fixtures can dry out and crack the insulating covering in old wires resulting in shorts & fires, the newer wires can stand higher temps inside the light fixtures...

The house has been completely rewired so no worries. The HVAC system is also relatively new as well as the boiler and roof. Basically a modern house in an old shell.

You still have a boiler in the house? Not terribly uncommon just to the west of Peoria, but not on the east side near as much. Steam or hydronic?

Ha, meant hot water heater. It has a conventional HVAC system with an air handler in the basement and condenser unit next to the house, which were both replaced about 5 years ago.
