Pushed back to June this year.
Anyone know of any downtown condo projects that are planned to be SOLD rather than rented? Or, any existing rental units that are planning to be converted to for-sale properties in the near future? We rent downtown at the moment, but would rather own whenever that opportunity arises.

Hi!
We should talk!

Tribune lofts toyed with it, but I would talk to pfox first.
The ARCO building was slated for ownership, but the Hawkins family couldn't get enough contracts.
Until the mortgage rules change for multi-family projects it is going to be difficult to launch for-sale condos downtown.
Bump. Any news?

I thought someone said they were waiting for the hotel to benear completion since this lot was used for hotel staging.
So in B'Ville they are redeveloping an old energy research center into senior housing. When I went to the architects website I saw this:
http://www.sikesabernathie.com/portfolio-image31.html
I have never seen renderings of this project that looked like this. Personally I like this way better than the ones in the first reply in this thread.
Anyone know which is more accurate?
I like the more contemporary design that you just showed, but also really do like the "walk-up"/private front areas in the first renderings. Though not sure if those are porches or what, if they are not, would prefer the more contemporary apartments with the balconies. Very nice to have at least a little space to sit outside with some friends and have some potted plants lol.

I think it will match the Ah-Ha
Not bad looking. Archer has alot of old historic buildings.
Anybody know when construction on these will start?

The latest we have heard was January of 2013
Great! Thanks for the information! Really looking forward to these being built. The Brady is looking great, and these new lofts will only make it better! Also, all the best to HeyMambo. Hope you guys are getting a steady stream of new customers thanks to the new development down there!
Thanks! its getting better. The fence is coming down around the park this weekend, so I've heard.
Does anybody know anything about the construction of the Brady Flats? I have heard they would start with the completion of the Fairfield Inn and that seems like it is nearing completion.

I've heard that they are still ago, its just a matter of when! I can do with a break from construction on my block;)
Any news on the Brady Flats?

They're probably waiting to see if they need to be named "B Flats"
sounds like a bad musical group
Maybe they could rename Brady to Bueller if it has to be renamed? Yes? No?

Did this project die?
Brady District Flat LP took title to the property in 2011 from the TDA. They also received a bunch of public money apparently:
QuoteSo far, Brady District Flats has received $550,000 from the city of Tulsa, and CAP and MetroPlains are seeking more from other agencies, he said.
http://www.metroplains.com/awards/view/id:36 (Via Tulsa World, January 28, 2011)
All someone has to do is call either MetroPlains (which I believe owns Brady District Flat LP) or call the TDA, in that the TDA transferred land to them, my understanding is they must have a contract. TDA still lists the project on its projects map:

Sounds like a Sager project!
It appears that something is finally happening in the space just south of Hey Mambo (that was once slated to be The Flats on Archer).
A building permit was filed stating it is to be a "store/restaurant."
Rupe Building Company; Comm Const -New; $0.00; Store/Restaurant; 110 N. Boston Ave.; Tulsa; OK; 7/11/2016; 7/18/2016
Whoo-hoo! Another downtown parking lot bites the dust!
It's the Flats on Archer aka Brady Flats, arising after a 5 year slumber.

Do you know if these will be the Archer/Brady Flats with store/restaurant on the first floor or is it possibly something else?
I hope it's the whole apartment project and not just a restaurant. That's a big lot and if it's just a restaurant or two, it would probably include a huge parking lot and setback.
Hoping they keep the original design with the restaurant space on the first floor

Per the TW this project will (finally) start this spring. 62 apartment units with retail/restaurant space along Boston with 30 parking spaces behind the retail. The developer claims the water table is too high to make underground parking work here.

Thanks for the update, SXSW.
There's an underground (piped) creek near the site. It shows up on some of the early Tulsa maps, when it was an open creek. There was a bridge on Main Street over the creek, approximately where M.B. Archer Street is now.
I'll believe it when it breaks ground, but that's awesome. You could not ask for a better site.
Those giant parking bays on the street are kind of a bummer. I'll also miss the brick. That said, if this happens its a big win.
On closer inspection it looks like the retail space is mostly fronting Archer with just a section at the corner on Boston. Hopefully if it is a restaurant any outdoor seating wraps around right there. Then the lobby entrance and what looks like two garage doors but could just be one closer to Hey Mambo. Too bad they couldn't put all of the garage access off the alley.

I think the Fairfield Inn on Main Street uses the alley. The alley is gated at both ends.

Looks like they changed the design to something more modern. I really wish they'd stuck to brick to match the neighborhood and district.

Why on earth are they completely ignoring Boston? Talk about a missed opportunity... Every ground floor in an urban neighborhood needs transparency and activity, not blank walls and garage doors. Plus, this thing looks cheap. We can do better.
We know what works and what doesn't, so why do we insist on doing the things that don't? ::)

Fronted - check
Parking in the rear or underneath - check
Multi-story - check
Ground floor utilized - check
Mixed use - check
Style fits the area - not really
Life along the entire outside - no
I much preferred the development with stoops along Boston and the brick work, but this development checks enough boxes to be OK. The style isn't my favorite, I think it is kind of gaudy, but it is across from the modern AHHA building...so it isn't totally out of place at this location. Plus, given the lot they had to work with I'm sure there were some challenges hitting the price per square that made sense. If you want parking underneath, you need access from somewhere - Archer would seem more logical to me so you end up with the shops lined up along Boston, but you end up with some portion of the building being a blank wall anyway.
Overall, I'm OK with it and look forward to seeing what the final design looks like.
Here is what the TDA had to say in their December update:
D. The Flats on Archer
Northwest Corner of East Archer Street and North Boston Avenue (110 North Boston
Avenue)
61 Unit Apartment Building
TDA Land Disposition
• IDP Permits for the multi-family project were submitted to the City of Tulsa for
approval
• Associated "License Agreements" are being obtained for execution with related
parties
• The Building Permits will be submitted by Sikes and Abernathie Architects, pending
final approval of the IDP Permits
2
• The project is currently in the Permitting stage with the City of Tulsa
• Met with bank representatives to discuss project specifics
• The Redeveloper is working with JTR Restaurant Group on leasing 2,300 square feet
of the allocated commercial space for the southeast corner
• A lease agreement is pending final review for construction staging
• Agreement details with the construction contractors are in final legal review
• American Parking has agreed to provide leased space for construction staging area
at the former Braums trucking facility
• The Redevelopers are moving steadily towards resolving the last remaining issues in
order to set a date for "Ground Breaking"
• Rupe Construction estimates 12 – 15 months from the date of "Ground Breaking" to
complete the project

Update for February:
• On January 5, 2017, the TDA Board of Commissioners reviewed and approved
Resolution No. 6309, to enter into negotiations for the loan of funds by TDA to the
Flats on Archer, LLC for assistance in Redevelopment of the property
• The Flats on Archer are waiting to meet with TDA to start the negotiation process

It appears to have gone through several options, this appears to be another modern option on the architects website:

Thanks for posting the enlarged rendering, dsjeffries. Now, I'll need to go back and modify/retract my post from yesterday. I think the design has taken a turn for the worse by not having more transparency along the Boston Avenue sidewalk.
Are those garage doors on the right? If so, there's a tree which seems to be blocking one of the doors (and driveways?). It doesn't make sense to me.
The double acorn light fixtures would be a waste of money.
Last September, I posted a reply based on what I thought the current design was then, shown on sikesabernathie.com:

Looking toward the entry from M.B. Archer Street and north along the west side of Boston:

I like the height of the "new" design (five stories instead of four stories). But otherwise, the "new" design has too much blank wall facing Boston Avenue.

I'd like to see the building fit into the feel of the district better by activating interest at the walk-able street level. Overall It's a generic, cheap, blah design, I think the OSU color palette is not a fit for the arts district... I wish there were a downtown design council so we could avoid atrocities like this being erected in such a key district as the arts. 11 mil is a good number but I don't think it will be enough for a project this size.

While not Acorns they appear just as bad, casting most light horizontally instead of on the street where it could do some good.
Going to suck living on the second floor at bedtime.
It looks like the foundation work is done and the first floor columns and elevator shafts are poured. It looks like there are more molds in place, maybe for concrete stairways?
Will they rename it? It's not on Brady Street and it's no longer the Brady Arts District.
I mean, it still is the Brady Arts District. At least for now, the name change is only the business association

Their website is live! https://www.theflatsonarcher.com/ (https://www.theflatsonarcher.com/)
Floor plans of each unit, and additional renderings are available.
The units are wayyy too expensive for me, but I hope it fills up quickly.
They are finishing up the 3rd floor framing - and one really gets a sense of how large the building is now. In my head it was more like 5 or 6 town houses when they started on the foundation, not so much! Looking at the website it looks like there are ~60 apartments. Combined with Tribune and (what I call Tribune 2), that has to be > 200 apartments on that block.
I hope the downtown residential keeps coming along!
This is a nice project but I still prefer the previous design over this one. Maybe we can see something like this over on the half block parking lot between Archer and Brady on Main but with more retail space:
