Title: Tulsa Hills

  Anybody know what's going in to the southwest side of Ulta. I know when I was over there yesterday I saw them ripping up the parking area, & the lights next to Olympia Ave.

Cracker Barrel is supposed to go in by Chili's. I think I saw at one point this was going to be an office supply store, either Staples or Office Depot. Not sure which one.

My sources say that a Dick's Sporting Goods and a Staples are going in just south of Ulta.

Has anyone else noticed that phase 1 looks like a well planned center with no space between stores, sidewalks, and a consistent look but Phase 2 looks like it is the result of monkey flingings on a map?

Not Dick's....Claft (?) from KC was the developer with welfare provided by the citizens of Tulsa Tax Payers. (TIF, I think).

Anyway, it's been hit out of the ballpark. Not much left to develop.

This usually occurs outside Wal Mart parceled developments....think they care much for appearance? They don't want to outshine their customers.

I love Tulsa Hills. I hope they get as many chain stores as they can so I rarely have to visit 71st Mingo/169/Memorial hell when I have to shop at those places.

Give it a few years. It will be as bad as the Woodland Hills area.

There are several projects about to start there. First Dicks and staples will fill in the remaining anchor space next to Ulta.In the parking area in front of them they are starting construction on panera and a restaurant called freebirds. Next to that will be a Hideaway Pizza

Would Olympia (the street that runs through Tulsa Hills) be considered a city street or something to be taken care of by Tulsa Hills? Last winter, a while after the blizzard, the wife and I were going to Whataburger and almost drove into a giant pile of snow left in the slow lane in front of the wings place. No streetlights down there yet and its pretty dark in that area. I wasn't the only the only one that almost drove into it.

It's not dead. But it's paused and downgraded. The developer has $10-15 million in the site so far and isn't broke or bankrupt so there's big incentive to do something. He's telling the city he's just waiting for the market to improve. Supposedly site work is ongoing but I don't ever see anyone working there. There was some utility work ongoing a few months ago, but that seems to have stopped. The city of Jenks did shrink the size of the available TIF for the project but did not cancel it. The developer has said that when it happens the residential portion will happen first now.

The Village on Main is going big time and is supposed to move out of the site work phase and start construction in the next month or so on buildings.  I Have to believe that The Village and the two Tulsa Hills centers are together going to put off any possibility of retail in the River District for a long time by sucking all the demand out of the southwestern part of the metro area. Dick's for instance was long rumored to be part of the River District.

You mean the one that Julius Puma is involved in?  Perhaps Jenks saw some of the other things he's built.

I heard that Target wanted to build one, but that the developers were hoping for a Whole Foods style store in phase and wouldn't give Target enough room for a Super Target. Kind of short sighted now.

Do to the TIF financing of Tulsa Hills, the developers built Olympia but the Street became property of the City of Tulsa after completion.

I think that site makes more sense as residential anyway.  Something like Mud Island in Memphis that is oriented toward the river, which would be unique for Tulsa.

Maybe not now, but they will be in several years as SW Tulsa continues to grow, as well as nearby Jenks and Glenpool.

Like mentioned above. The developers wouldn't let them built a supertarget there so they put it in Inteller's backyard instead.

Look, my info is from Target management. Demographics had nothing to do with it. Target wanted a Supercenter but weren't given enough space to build one.

They'd gotten whatever they wanted were they willing to pay for it....but because the area hasn't got the disposable income numbers nor massive rooftops that exist on south Memorial Tarjet decided to go smaller with less rent. I am certain the developer would have welcomed a higher rent and more absorption by a major credit anchor had the company decided to look out into the future 15 years.

You are again obviously talking out your donkey.  There is plenty of disposable income in the area...look up the numbers.  Believe what you want, but its been well known Target tried to get a super target at Tulsa Hills and were turned down because they wanted another grocer such as whole foods, akins, etc to come in.  Again, believe what you want, but your jibberish above is incorrect.

I'd always heard (primarily from these forums) that it was Target's own market research that said the area couldn't support a Super Target.

I will go with what was personally told to engineers by Target management and backed up by the developer.  Target wanted it, developer said no.

Really a sad story.  Unfortunately for those who live in any city, these kinds of things can happen any time and any place.   I'm just thankful that the young woman was not killed by this stupid act.

This involved only him and his ex-gf. It was a domestic case. Domestic violence happens everywhere. You can't really prevent domestic violence. Townsend is more on par about the Riverwalk turning into the bad side of town with all those corrupt late night clubs, TCSO and Jenks helping each other patrol the area, and the Quiktrip down the street having to close at the same time those clubs close to prevent overflow crime to that store.
