Yep, for things really to get started in this area they need to fix the flooding problems first with the retention ponds and 6th St. canal. Does anyone know the status of those projects? I thought they were at least partially funded? Revitalizing that neighborhood will go a long way towards fixing some of the crime and blight issues currently present. Yeah, it is pretty similar to the Plaza District. This area has the potential to be reeealy cool if some of those industrial buildings were renovated, and the ones that were too far gone were torn down and replaced with lofts with retail on the bottom. It has already happened to some extent.

Any idea if the change in zoning was holding back any development? People waiting until after the change in effect maybe? Driving by the other day it looked as if there were a few properties being repaired along 6th street. I also agree that the canals would really help create the atmosphere the PDA is desiring, hope it gets done.

I rode my bike by there earlier and they are definitely working on the building at the SE corner of 6th & Peoria. Isn't that Blake Ewing's project? This building:

I desperately want to see a timetable for this, I think that is information that we deserve to know.
From what I gather, the second phase or pond will be the area to the north of Central Park. Then they will start the part towards the east. However, I have no idea when they will be doing the pond to the north.

This is all I've found from an Urban Tulsa article from Sep. 1, 2010:
A plan to enhance two intersections and slow down traffic in the Pearl District near downtown is being reviewed by city officials and likely will be ready for the bid process by this fall, according to the engineer overseeing the project.
Doug Duke of the Jacobs Engineering Group, the firm hired by the city to plan the project, said he hopes to have approval of the plans by the middle of the month, allowing the project to go out to bid. He said demolition and site preparation work could start by winter.
"The way it's looking, by the end of the year, you could see them out there working," he said.
The work in the Pearl District is part of a larger $3.1 million streets improvement package in the area that includes the construction of a roundabout at the intersection of 10th St. and Elgin Ave. The Pearl District portion of the package carries a price tag of $800,000, with the money coming from tax increment finance district funds.
Plans call for the installation of attention-grabbing asphalt overlays bearing a Pearl District logo in crosswalks at 6th St. and Peoria Ave., and 11th St. and Peoria. New bollards, streetlights and stoplights also will be installed. A third, painted crosswalk will be installed at 8th St. and Peoria.
The plan also calls for the creation of traffic-calming measures through the corridor, a move intended to make it safer for motorists turning against traffic near a small hill at 8th and Peoria. Flashing signal lights and new signs will warn motorists to reduce their speed to 25 mph through the zone. Another flashing sign warning drivers to slow down will be installed at 5th St. and Peoria.
District residents also are hoping to see progress this year on a planned five-acre storm water detention project just north of Centennial Park that not only would relieve flooding issues in the area but also potentially serve as a magnet for developers. The so-called "West Pond" would be bounded by Madison Ave. on the west, 4th St. on the north, Owasso Ave. on the east and 5th Place on the south. The $9 million project would be heavily landscaped and include a number of amenities such as fountains, overlooks and a pier. The acquisition of property for the project already has begun.
Assuming the street improvements package isn't plagued by any delays, Duke estimated all the work would be complete by end of summer 2011.

That's why I was surprised to see that on the TIF info sheet. I'm sure the city would want to see it redeveloped though, dead bodies (some of which have been there since the 1800's) don't add any property or sales tax revenue. ;)

Yes, the building on the corner is a Blake Ewing project. It is to become The Phoenix Cafe, however the focus right now it's on Back Alley, so work on that project isn't going to get into full swing quiet yet. There is some renovations going on down the street just a bit on the North side of the road though, not sure what is going on there.

I didn't realize how big this whole thing was. It's pretty incredible. Watch the video, they are really making everything look a lot better. By next weekend, there will be trees lining the street and a makeshift canal. Pretty exciting!

I will if I can. I am truly amazed at how much they are doing. I thought it would be a quick sweep the sidewalk pull the weeds, but they have really done an amazing job of cleaning up those buildings. I can't wait until there are permanent businesses there.
There is a lot of interest in this which is great to see. I think this is just what is needed to jumpstart development in the area.
When I was living in Norman and then in OKC they did the same thing to a derelict section of NW 16 northwest of downtown called the Plaza District. This reminds me a lot of the grassroots efforts that went into improving that area and how a city-funded streetscape and redevelopment/new businesses followed. It has been discussed here ad nauseum but before development can really "take off" the flooding issue needs to be addressed with the detention ponds and canal down 6th. That is one of the reasons the area is currently so blighted.
I went by there yesterday and it was full of people. I wish they had painted bike lanes on 6th; hopefully that will be part of the canal/streetscape. I've said it before but it reminds me of what I witnessed in OKC with the Plaza District which is in a similar blighted neighborhood but further removed from downtown. The Pearl on the other hand is right next to downtown, within a mile of Cherry St, and (along with 11th) forms the link between TU and downtown.
Walking through the neighborhood and noticed there is still a LOT of blight though and it will take several years to bring this neighborhood back. In many places it looks like they need to just bulldoze the houses and start over once the flooding issues are fixed. I'm just glad to see people interested in this neighborhood, and I think this event really opened a lot of eyes. I'd love to see them do the same thing at 11th & Peoria next year. That stretch could use a streetscape and has lots of vacant buildings on Rt 66..

It would be great to see Jamie Jamieson (developer of the Village at Central Park) build a similar development within the Pearl along the streets south of 6th between Quaker and Troost north of 11th. Many of the houses in that area are either abandoned, blighted or in very bad shape. Nothing like that can happen until the flooding is fixed though...

There needs to be a systematic survey of what's historically significant and what's not. Combine that with a hydrologic remediation plan (where some blighted properties might become retention basins) similar to what was done in areas to the south and east.

There are a few vacant lots and some small industrial buildings now but per the master plan it is designated "Mixed-use Infill". The bonus for these lots is their skyline view to the west due to the cemetery. Just like they have started redevelopment west of Peoria with the Village in Central Park, I could see development slowly migrating east around and south of 6th between Peoria and Rockford. It will take a block-by-block approach IMO.

How many flood events have there been in this area? I know its in the elm creek flood plain but I don't think I've ever seen standing water at 6th and Peoria (other than in the centenial park basin).
