Title: Montereau Phase II Expansion

This $94 million project is just now getting started off 71st between Yale and Sheridan.  It includes two new 8 story towers that will attach to the existing 6 story building and expansion of the commons area, healthcare facility, and assisted living center.  This area has some of the best views in town on the hill south of St. Francis Hospital.

I think something like a Montereau or an Inverness would be good downtown.  I mean downtown is a safe walkable environment with a growing list of amenities.  Having more residents would also help support grocery stores and other needed downtown services, like a drug store.

No doubt it would be nice if a (church) 501 3c would do this type development in and around the downtown area. It would add badly needed residences. But the problem is because the Montreau developers basically get away with being the largest landowners in the city and not paying any taxes (to support things like public schools and the streets in and around 61st and Yale all the way to 71st and Sheridan) they have a competitive advantage over all others. Damn, they could have built such units on those Islands in the River had the population fallen for their "corporate" welfare gimmicks.

It's a good time for Montereau to be investing in capital improvements.  Within the next few years they're expecting soaring demand for their services as the baby boomers continue to age, interest rates are flat, and contractors are starving for business.  I can't think of a more perfect illustration of "buy low, sell high."

Since Montereau is affiliated with St. Francis and the Warren Foundation, I wonder if St. John and Hillcrest are looking at doing something similar?  It's a cash cow and makes the most sense to be run by and located next to a hospital.  I've always thought the parking lot on Utica at the east end of Swan Lake would be a perfect spot for a residential tower with a view of the lake, neighborhood, and downtown beyond.  A senior living highrise would be a good addition, or at least better than a parking lot.  The Montereau architecture would fit in well there.   ;)

This project is progressing nicely.  The West Tower is almost to the 6th floor and should top out at 9 floors in a few weeks.  The views from the top floors are amazing and you can even see downtown from the 2nd floor because of its position on the hill.  In fact the top of the roof is at over 1000 ft. above sea level.  For reference the river is around 630 ft.

With the two towers, the assisted living expansion of Montereau closer to 71st, and the new parking garage/hospital expansion at St. Francis along Yale there are three cranes rising above that area.  It looks pretty impressive driving south on Yale at I-44.

I don't think people notice this project much or realize just how big it is since its kind of hidden behind a berm and down the hill a bit off of 71st.  But the whole Monereau facility has probably been one of the largest building projects in the state for this last decade.  Its danged big.  If all those wings had been stacked as two or three towers, we would have had a few more skyscrapers added to the skyline.

It's the biggest project in Tulsa no one knows about. 

The 8th floor penthouses are being sold for over a million dollars...one is sold, the other is still available.

If I had that kind of money to spend on a retirement villa, it wouldn't be one just off 71st & Sheridan.  That's for damn sure.

I'm glad to see this project is wrapping up. I just hope they decide to take that fugly barbed wire fence down that runs along 71st from the construction entrance down to Sheridan. What an eye sore! Especially when it collects all the trash from the reasor's parking lot. Speaking of eye sores, does anyone know who owns the land on the NW corner of 71st and Sheridan. After nearly six years of living in the area, I'm getting a little tired of looking at the bonzai trees and blanket sellers. Seems like there could be a better use for that corner if the right developer had it.
