I will finally be back in Tulsa permanently and have started looking for a house. I have found a few in my size and price range anywhere from 16th & Elwood in Riverview to 27th & Cincinnati to 33rd & Rockford near Brookside. I like all of these neighborhoods, if you were looking for a house which would you prefer?

11th to 15th east of Lewis, pretty much to Yale has some nice. Smaller, but maybe less money. Watch out for termites anywhere!!

That includes the neighborhood that I live in (Renaissance - 11th/Lewis - 15th/Harvard). I love it a lot! I am close enough to TU to get my sports fix, close enough to downtown that I can ride my bike to work, the neighborhoods are pretty quiet, etc. If you have any questions about the area, I'd be more than happy to chime in.
I would like them all, so the next step would be whatever area has the best house for you, the price and design your looking for and take it. Hurry up if you want that government rebate check it ends April 30th. Termites are a problem and soon the "swarming season" will start. The problem with termite home inspections is they can't look inside walls to see damage done, all they do is look for new signs of termites and mud tunnels. The guy who did my termite inspection told me alot, he said Oklahoma has "slow termites" other parts of the country have "fast termites" that can eat up a house quickly such as in Alabama and Texas. He said homes can have the 2X4's all eatten up inside the walls and the owner will never know it and if it's long old damage termite inspections will not find it. Termite inspections are visual only they don't look inside walls. :-X

I am still amazed at how many small houses needing renovation are around in Swan Lake/Cherry St. which is easily Tulsa's most urbanly accessible neighborhood - you can walk to a ton.
I know you stipulated Riverview/Midtown but Brady Heights is slowly building their funky mojo. And if the Brady District is (what it seems) going to be Tulsa's 24/7 district you will be in a most enviable area.
Or join other architects out here in MCM country in Lortondale
I'd eventually like to do a full makeover of a house in Brady Heights or Reservoir Hill but for now I'll stick to Midtown. Leaning towards Riverview but also really like the Yorktown neighborhood.
Brady Heights, Owen Park, or Crosbie Heights are, I think, a couple of pretty good investment opportunities. Crosbie has probably the best up-shot potential. None of the areas you are thinking of are bad investments though. Best of luck in your search. House hunting is a lot of fun.
I found house hunting to be alot of work- plus the driving all over town burns alot of fuel, I looked at many homes before I found my new digs, and I found my house by accident, I was driving down a street and seen a "For Sale" sign and called the agent and the rest is history. She said the asking price was $59,000 but the owner will take $33,000 I asked what was wrong with the place and she told me nothing, except it could use a new carpet, I called my real estate agent to go and look at it she set a time and date to view it and then we drew up a offer I plucked down my $500.00 earnest loot and then got a home inspection & termite inspection the home passed with flying colors. I'm now living in it and remoddling it. :D

As Sarah Palin would say- "you Betcha" it's in "T" towne, it's right next to the Adm twin drive in movie place. A half mile from Wal Mart. The area is close to everything from Family Dollar to Dollar General to all sorts of fast food burger joints to auto parts places. :-X

Don't put too much stock in Zestimates. Zillow is a very useful tool, but can also be wildly wrong about value. The crappiest house on my street has the highest Zestimate and i feel like my house is valued a little low. I found it to more often be on the high side when I was shopping. Zillow don't know jack about the condition of a house.

I did my homework. I think they have my home over valued, it's appraised at $60,000 the neighbors across the street is appraised at $48,000 another home one block north of me is on the market for $50,000 and it's fully re-modled with 3 bedrooms, My digs has 2 bedrooms no fireplace and needs remodling I paid only $33,000 for it, it's a good home but needs up-dating. Other listings in my area are much less than what they valued my digs at. The letter they sent me said they want to reach, and work out a fair value for my home that is fair to all parties involved. :o

There are a lot of variation in home prices. Have you looked up what the assessed value was before you bought it? Did it just get upped to $60k because you bought it?
As far as I know they value based on sq footage, lot size and market price and not # of bedrooms and whether it has a fireplace or nice countertops.
The zestimate thing on line says my house is valued at $63,000, I think that web site is old & out dated though, the neighbors house next door was $74,000 on that site.

Yeah it was assessed at $60,000- I bought it "as-is" for almost half the assessed value. Anyhow I'm going to fight it. I did get my homestead exemption so that helped me on my taxes.

Yep, I'm ready, I even have pictures of my home and of near by homes that sold for less, It's on April 27th at 1:30 pm. I don't know how the parking will be I'm thinking on just taking the bus to downtown. It's located at 500 s Denver room 215. I don't know if it will take a long time or be fast. I may have to wait for others who are protesting. I don't want to drive there and get a $65.00 parking ticket
