Title: Brookside Development
Post by: CoffeeBean on August 09, 2008, 12:10:18 PM
There are several things developing between 33rd and 51st.  Would appreciate thoughts, comments, additions or updates from the forum:

1)  SJ/En Fuego/Fords/Kampai:
--I'm hearing rumors of a sports bar?

2)  Vacated Delta Cafe
--Last rumor was Ruby Tuesday, but no evidence of development

3)  Light office west on 33rd
--Any tenants?

4)  Indulge/3316/Hibiscus
--Anybody try this yet?

5)  Vacated Southwest Furnishings
--For Lease sign is still up

6)  Vacated Esperanza & Artful Dodger
--Looks like an extension of Center One

7)  Ida Red
--Any comments?  Will this succeed?

8)  Eastbrook Townhomes (East of Pei Wei)
--Interesting location - (lords over the back of Pei Wei & Starbucks).  Are these selling?

9)  Vacated Hollywood Video
--No takers yet?

10)  Vacated Tulsa Sips
--Was the only ice cream spot on this part of brookside.

11)  Vacated McDonald's (47th & Peoria)
--Converting to an IBC?  Is there a timetable?

The old Tulsa Creamery, the yogurt place that closed, I saw work being done there and meant to ask if anyone knew anything.

I was in Ida Red, the extension gift shop and ticket center for Cains ballroom with a selection of sodas I have not seen anywhere else in Tulsa.  I hope it works.

When did 3316 become Hibiscus?  What is Hibiscus?

Now that sounds like a great addition to Tulsa's cuisine scene.......

Hope they have some Cuban dishes..

Arroz Morro with Red Snapper or other items like that.

They use very different seasonings in the Caribbean.

I thought this might garner some discussion:
Leon’s on the Restless Ribbon, 3301 S. Peoria Ave., Tulsa, Sogo Rox Eateries LLC.

Anybody know about the demise of Kampai or anything about the new occupants?

Does anyone know if they are going to still build the Bomosada project with the downturn in the economy?

Its a small project in an up and coming area, and by the time its done the economy should be close to stabilizing and heading towards an upswing. The Tulsa market should be able to handle it with no problem regardless. There is very, very little in the way of high end apartment living in Tulsa, if any. So the need is there.

Seems there are several new vacancies in the retail area just across from KJRH.

Also noticed some floor-to-ceiling paper go up at the old Smoothie King.

There is a new owner for the retail across from KJRH who will continue the advance of Brookside. It may take time. So, be patient. The devil will be in the details but old non paying renters had to go first.

Went in Ida Red today. I think it will do good but the layout is weird. There is a small store but if you look around the cashier stand, there is a whole lounge there. I also like for things to be priced, but that's just me.

I heard through the grapevine a few days ago the Tulsa Creamery location is going to become a Billy Sims BBQ location. Billy Sims makes some mean BBQ too. One in the Farm Shopping center has always been good eats.
