Looks really neat...anyone know more about this than whats on the web site?
Does anyone know if this is going to have a Tulsa address or a Bixby one?
If it is on the West side of the road it is in Tulsa. If it is on the East it is in Bixby.
It's in the City of Tulsa. It's a gussied up shopping center. They could use a few more buildings to go with that parking lot.
That may very well be the new hot spot in Tulsa but it more than likely will be a result of the heat reflecting off all the gargantuanly large parking lots going in more than a result of good sustaining architecture and development - good gad.
Crazy Americans, we'll only start seriously considering good connective development patterns when we absolutely have too. In the face of $4 and rising gas we are still going full steam ahead on this auto-centric crap. I just hope that we can, as a public, limit the amount of SUBSIDY we throw at this garbage in the form of road widening. (There I said it. Road widening = subsidized transporation)

Couldn't agree more. I'm actually looking forward to $8/gallon gas. At least then, maybe, we will start to see some real change.

Almost all roads in this country are subsidized transportation. Repairing the roads in downtown Tulsa is also subsidized transportation. Very few, if any transit systems make money. They are subsidized transportation. "We" just need to choose the mode and how much to spend or how to split the money up.
When I look at some of these new small shopping centers, I wonder who patronizes the stores. Except for the anchor store, most of the stores don't interest me. I guess there is enough density here to support them in spite of the sprawl. I can't imagine anyone driving more than a mile or two to get there. Amazing.

I was being sarcastic. It bothers me that many people categorize rail and bus as subsidized transporation and consider them different from roadway expenditures. Roads are no different in terms of how they are established and maintained. And ALL of those little roads, even the ones that serve VERY FEW people are eventually maintained by all of us. I help pay for the long commuters way home even though my drive home everyday from downtown takes me on two streets for a maximum of 7 minutes. ...I guess this is another topic for another thread.
Anyone want to guess the small tenants? I'll go with nails, check cashing, cato like clothing store, maybe an 'authentic, straight out of the bronx' pizza joint, salon...this ought to be a pool, kinda like March Madness...anyone want to organize 'Guess the new suburban strip mall tenants'.
I think with the new development over in Jenks, there's no need for this sucker for awhile. We are already at a point or dangerously near of being over-built on retail or commercial space.
With all these new shopping centers why can't we get an outlet center? Now that would do good.

I guess all the rich people have moved out south. Their demographics says that an average household income of $118,874 exists for family households within a 7 minute drive of this location. THat is a lot more than I take home.
If these DUMB developers really want to make a destination for those that have class..make something like Utica Square! HELLO...I went to the new "71st street" vomit-like shopping center off highway 75....DUMB!! This is nothing more than another 71st and 169 retail center where you can't even walk from store to store or you will fall over from heat stroke!
I did notice all the developers out there in the platinum escalades lining up watching a new lot be bull dozed though..I am sure they shop there alot LOL...But really COME ON ..give us a REAL OUTDOOR WALKABLE SHOPPING AREA WITH FEEL!!

There are a few REALLY RICH areas bringing up the average. I live near there and I guarantee that $118,000 is a lot more than my income...before taxes. 7 minutes is about 3 miles except during the rush time or on Saturday and Sunday when traffic picks up. Most speed limits are about 40 on the arterials but almost no one goes that fast, even without traffic.

Tulsa Hills is built for people from sapulpa, glenpool, okmulgee, jenks, etc. who want to drive into "the big city" to go to a store other than walmart. These people are driving in, hitting payless shoes and belk and driving home. It is perfectly designed for it's intended purpose.

Slant drilling for their retail sales tax revenue. Good stuff. It will also encourage more new home development in that region of West Tulsa, and thus more property tax revenue.

Hey, I feel what you are getting at. It would be nice to have more places in town like Utica Square. However, that spot in West Tulsa (Tulsa Hills) was a reasonable compromise with reality IMO. Stick a suburban style shopping zone there, yes, for the purpose of getting the tax dollars. Jenks or Sapulpa would have eventually met that demand if Tulsa hadn't beaten them to the punch, and it wouldn't have been anything less suburban/auto oriented. If you live south of 71st you must like to drive anyway. Tulsa has many good opportunities looking ahead with the west bank, east end, pearl, brookside, cherry, and even the I-44 widening is going to have developers eying new possibilities.
I know it is not exactly like the EXPO, but I think the Regal Plaza is going to be very walkable. Lots of retail packed in with a parking garage for all the cars. I think it will work good.
