So, what's with this faux urbanism in south Tulsa?

I'm a little torn about this. I'm really digging that there is a cool atmosphere and area building around the Riverwalk, Aquarium, Pedestrian bridge etc here in Jenks.  But why not Downtown?

I spoke with a young woman the other night by the Riverwalk who has just started a new business doing Pedicab service (you know, a bike with a 'carriage' on the back)  They have a website up. http://www.golzernpedicabs.com  and I guess they do say they are going to operate in downtown Tulsa as well.

If Tulsa could begin to develop something like this downtown that would attract neat niche / small unique business ventures like the pedicabs then I think we'd have some momentum for developing a walk district etc there.

Basically what I'm complaining about is this, 'yay, for neat stuff here in South Tulsa, but boo that it's only in South Tulsa.'

The atmosphere and direction of what's going on around the Riverwalk / Aquarium is new and strip mall-ish.  Decidedly suburban, with no personality of architecture, etc.

I don't know.  Again, I'm torn, excited but a little bummed.
