Someone is turning a lot of dirt in that lot this week.
I was thinking OK Pop but, I believe that is a block east.

If not OK Pop, does anyone know what's going there?

OKPop is supposed to go on the lot across from the Cain's.  I am thinking the lot you are referring to may be the rumored GKFF project that to my knowledge remains unannounced.

That seems to be the GKFF project (Western Supply), that definitely is in the rumor mill for a dozen possibilities. Guess the timing/announcement may be forthcoming?

Not sure it is too secret. Isn't it this plot:

"The George Kaiser Family Foundation is planning a mixed-use residential and commercial development to anchor the northwest corner of the Brady Arts District, officials said Thursday.

Ken Levit, GKFF executive director, said plans are still coming together, but the hope is to have residential and office uses for the property in the 400 block of North Boulder Avenue, currently home to the Western Supply warehouses.

“GKFF owns the land and is planning a development consistent with our goals of creating a vibrant district that is attractive for young, creative people to live and work in Tulsa,” Levit said. “We are studying various options and hope to accommodate both residential and office uses on the property and do so in a way that can help define the northern edge of the (Brady) Arts District.”"

Not sure if those links work, but Hickok-Cole architects are the ones doing it. They have a few interesting projects in their portfolio, but also a ton of very standard ones. The plans just show a small parking lot for now, but considering they have a $28mil TIF and are putting drives to a "future building" I wouldn't be surprised if structured parking is being installed. One of the meeting minutes talked about a 10 story building and the water/sewer requirements look like they are expecting this to be a pretty populated place in the near future.

It looks like they're digging out the SW corner of the lot which doesn't match up with the GKFF plans on the NE corner (unless I read that wrong.)

The project description in the SW3P says that this will be a 6-8 story residential/office with parking garage. It looks like the project is divided into phases, and the first phase is demolition plus construction of utilities and a little surface parking lot at the corner. They are doing a complete streetscape/sidewalk around the perimeter.

INCREMENT DISTRICT F: Western Supply TIF District

An opportunity for an urban corporate campus in addition to a residential community with integrated services and cultural opportunities will activate this former manufacturing site. This district anchors the northern edge of the Arts District and can connect to development planned on the north side of in Inner Dispersal Loop (a hard edge for downtown that needs to be breached for successful connections) including the OSU-Tulsa campus and historic Brady Heights neighborhood.

They also applied for a workforce housing financing grant but was denied in late 2018

So my guess is GKFF has either landed a tenant who is relocating or expanding in Tulsa for the office project portion or I frankly wouldn't be surprised if they weren't building it for themselves and move the GKFF and Tulsa Community Foundation downtown at some point. Or maybe even Kaiser-Francis Oil, all of which are officed in some aging office buildings around 71st and Yale now. I would imagine there's a reason they're being tight lipped about it. It will at least be ~270 units of multifamily and an office building with some retail.

Lots of additional new stuff coming to the Arts District and Greenwood:
- 11 story WPX HQ
- 6 story The View apartments
- 6 story Vast Bank HQ (with rooftop In The Raw)
- 8 story Davenport Lofts
- 5 story GreenArch II (proposed)
- Bob Dylan Archive

Now we just need OSU to expand its campus and add more graduate and research programs...

Going to be cool to watch this unfold over the next few years! Seems to be some current lots left in the Arts district that have potential for updates/new projects as well!

The plan is online on the permitting site under BLDC-011932-2018 (yes it’s been available for 21 months). It’s a mixed use development with 3 levels of underground parking, retail storefronts on first floor along Boulder, office space on first 3-4 levels, and a 13 story residential tower in the center of the block. My understanding is that it’s intended as affordable, workforce housing. Architecture by Lilly Architects.

WOW!  How is this not more publicized?  That is a major project.
