Found the other one I've been hearing about. Called Concord, I'm still not 100% of which tract of land it is but it's East Tulsa/North BA area so I believe it's in BA schools.

Planning Design Group did the master plan and Selser Schaefer is working on the community center architecture (has a video rendering of the common area).

I like the community center design but it all screams HOA and a really expensive one at that not to mention the housing, though admittedly not fleshed-out in this early rendering, is probably going to be a full-tilt Edward Scissorhands suburbia. I see they're touting affordability but I'd be curious what they define as affordable.

My bet is 'affordable' is under $500k. There does appear to be what is called pocket neighborhoods mixed in, so those might actually be affordable in the $150-250k range but they wouldn't have a garage and would be smaller homes.

Looks like this is off 31st Street between Lynn Lane and County Line, so Tulsa but BA schools.
