Are we getting a new strip center on that corner?

I thought I heard from someone (here, Reddit, dunno) that the gas station at 31st and Yale that's not gone is going to be a new QT. Either one would be a good spot, I guess. There's already a new Fiesta Mart on its way along 31st (about New Haven?)

I don't think there's enough space @ 31st & Yale..   I suppose they could swallow up Egg Roll Express and more...

Re Fiesta Mart...    I think the same person that put up the In-And-Out sign is responsible for this coming soon sign as well..   Nobody cares enough to remove the sign.

There IS construction going on at the "Fiesta Mart" site.

I tried to check the Assessor's website for ownership of the 31st/Harvard corner but connectivity issues prevented that.

Here is the trail to follow to get information to help answer the question using free access to public records:

1. Check the Assessors website to see the actually address, who owns it, who transferred to who, where the tax information is sent, and if anything else has gone on with the property recently (transfers, lot splits/combos, etc.).  The assessor isn't always up to date.  Google the owner, the address tax records are sent to, etc.

2. If the owner is a company, go to the Oklahoma Secretary of State and look it up. When was it formed (is it likely it has done other deals or is it likely formed for this property)? Who is the registered agent (are they the registered agent for any other entities)?  Is it foreign or domestic? Is it worth pulling additional information from the SOS (probably not just for curiosity)?

3. If there was a split/combo or whatever, find the TMPAC agenda
- The historic agenda log can be useful to find what agenda or what minutes you need:

4. For zoning issues, go to the BOA instead of TMPAC:

5. If there is demo or construction, see if you can pull the permits:

If there are permits, each one may have a information that could answer your questions.  If there is a building permit, beeline to that and look for supporting documents.  Often the actual plans are published (HINT HINT).


6. Was there any City Council involvement (or County Commissioner [more likely one of their boards])?  Usually not, and if there is a Google search will often find those agendas.  But you may have to dig to find information on a TIF, a contract, or other discussion before a public body.

In this instance, I bet you have your answer in 5 minutes.  Not that I'm bothered anyone asked, but I thought it would be useful to walk through a method to find the answers (that is only as good as the public records and your interpretation of them, so it depends on what you can find).

Address is in OKC... and is just the legal firm that created the LLC


thanks cannon.. as the company name implies... that corner is now home to Climage Controlled Storage!!

I don't think it's actually on the corner.  I think it is just the Dr. Z's lot along 30th (and the lot that was west of there).  I did not pull the County Clerk land records, but I think the corner lot remains separate.

As I recall, the rumor when the medical building on the corner was torn down was that a bank branch would be built here.

The old Phillips 66 site at 31st & Yale is owned by September Sixteen, LLC at a Rockford Ave. Address.  The old KFC, now a bar a little to the south was also bought by September Sixteen, LLC in October 2018.  The Asian take out place in the middle is still owned by the restaurant people.  September Sixteen checks out to a Tulsa commercial real estate agent.  Maybe the plan is to get the Asian takeout site and turn it into a QT or a more likely a Kum & Go.
