That's two blocks from my house and slightly smaller. I paid $60 per sqft in 2003 and you're asking $77 per sq ft in 2010. If you can get that, I may put my house up for sale.

I looked up the comparable sales in the neighborhood and the price seems about right. Does your house have a pool?

According to Zillow, the comparable homes in the neighborhood are going for $79/sq ft.  I think $145,000 is a pretty fair asking price for our house.  We've updated almost the whole house to get rid of the 70s feel it had.  We bought the house in 2002 and have updated a little here and little there over the last 8 years.  The pool was completely redone in 2006.

You'd probably do better not to rely on Zillow to inform your sale.  More than one realtor's told me Zillow is unreliable and more often wildly inaccurate, quite a lot of it having to do with the size of sampled area used for calculations.

Zillow is a handy comparison tool, nothing more, nothing less.  It's no substitute for an appraisal.  It can't take into account improvements nor overall condition.  It's a statistical model which compares sq. footage and price per sq. on comps in the immediate area.

our realtor is the one who came up with the asking price.  it just happens to be very close to the "zestimate".

As a full time Realtor my opinion on Zillow is somewhat dismal...old,incomplete information. Zillow has a margin of error upto 9%!
