Target pays $2.58 Million for land in Broken Arrow

Target Corp. of Minneapolis has paid $2.58 million for land in a new Broken Arrow retail development, records show. Although officials were not available Wednesday to discuss the transaction, the deal with Auburndale-Halifax Broken Arrow LLC caps months of rumors that Target intended to build a store in Oklahoma's third-largest city. Tulsa County Courthouse records show Target acquired a lot in The Shops at Broken Arrow subdivision from Auburndale-Halifax, an affiliate of Halifax Development LLC of Denver. Tulsa real estate executives said Halifax would handle leasing for the shopping center, to go in east of the Bass Pro Shops near 71st Street and the Broken Arrow Expressway. That subdivision is so new it does not show up on the county computer records.

Court Newkirk, new business development director with the Broken Arrow Chamber of Commerce, said he didn't hear about the deal until contacted for comment: "I knew it was coming, and I knew where they were going to put it, but I didn't know when," he said.

While a building permit has not been filed with the project, Broken Arrow city officials said Target intended to start construction early next year for completion before the 2008 Christmas season. Target officials said it was too early to comment on the development. But several Tulsa real estate analysts confirmed the Halifax plans to build the estimated 40-acre Shops at Broken Arrow shopping center. Steve Walman of Walman Commercial Real Estate Services said Halifax developer Hans Kuhlmann already had several junior anchors in tow.

"They've got quite a number of spaces pre-leased," said Richard Monaghan, a retail specialist with CB Richard Ellis of Oklahoma. "Obviously Target is an anchor and I think they have a linens store and an electronics store."

This would mark the second of three Target stores expected to join the metro retail base over the next year. One is scheduled for completion in March at the 750,000-square-foot Tulsa Hills shopping center being developed at S. 71st Street and State Highway 75. One also has been rumored for Bixby, although Tulsa metro area real estate executives expect Target to choose instead a location at 101st and Memorial in south Tulsa. The Tulsa Hills and Broken Arrow stores would feature the Minneapolis company's 126,000-square-foot general merchandise store format. But the 101st and Memorial location may feature a Super Target format, which includes another 50,000 square feet of grocery space.

The 1,591-store company now operates 10 stores in Oklahoma, three of those in the Tulsa area. Only one is a Super Target. Target's expansion follows that of retail giant and competitor Wal-Mart, which also is said to have three stores plotted for the Tulsa suburbs.

Whatever kind of store the new Target is, the Broken Arrow community would welcome the added retail base, Newkirk said. "Our sales tax here has kind of been in a stagnant period," he said. "There's even been some months with drops this year. So to get another retailer with significant sales is going to be a significant boost to our sales tax."

KOHL'S is coming to Broken Arrow

The latest site plan for The Shops at Broken Arrow shows a KOHL'S department store.  

So far, only Target and Marshall's are confirmed but the site plan shows:

Target
Marshall's
Famous Footwear
Justice Clothing Co.
Olive Garden
AT&T

...and spaces for other stores (hopefully a Best Buy).

I also just got confirmation from the Vice President of Real Estate for Bed Bath & Beyond that they know of the opportunities in the area and "plan to have a store here in the next 2 years".

Ive never actually been to a Kohls.  When they first started appearing, I was rather shocked at the size of their stores (seeing them from the road).  They take "big box" to a whole new level.  What could be so great that they need to dedicate an entire square mile to?

Maybe it would help your understanding to actually go in one.  And Walmarts and Targets are much larger.  Plus, their product mix is much better than Walmart.

There will only be 3 Supercenters in BA in about 2010.  I think inteller is just mad at Target because of the proposed memorial store.  None of the residents near the Broken Arrow development are complaining because they are tired of driving to Tulsa just to go to Target.

Much like the residents near the hospital, the ones that use to back up to a pretty field, and now will be looking at the back of a Target are the one's *****ing.

There really has not been much complaining about Target in Broken Arrow.  I can kind of understand the hospital because the proposed helipad is practically in their backyards.  I think everyone has agreed on delivery times that are not too early or late.

I am beginning to think that Inteller works for Walmart.  He sure does like them a LOT.     They are very defensive of any criticism of the behemoth of retailing.  Back to Target,  I do not mind new ones.  My money goes to Minneapolis faster than it does to Bentonville.

The new Wal-Mart in Coweta should be open in two weeks.

I am working on putting a recycling center on the old Wal-Mart location parking lot after they move to their new store.

Target/Cinemark/Marshalls/et al will be in Tulsa county.  The nearest Walmart (currently) will be the supercenter at 71st and 145.  (2 miles)


They have announced they are building ANOTHER supercenter Walmart at 71st and 209th.   (2 miles east in Wagoner county.)

I used to live out there. I hated when that Walmart closed down and when the Albertsons closed down even though I hated shopping there. I would have LOVED to have a Target. They are also building a Cinemark in that area.

Napoli's is at 81st and 145th. Hardly BFE.

That being said, I welcome any development to the area...  I just hope they aren't all vacant in another year or two.

yeah, I'm sure it does...on price.  I'm also willing to bet that people in BA aren't driving to BFE when Olive Garden is right across the street.




You do realize that there is a Napoli's at the corner of Washington and Aspen, right (that's 81st and 145th for those non BA residents)?

Edit: Doh...saw TeeDub's response.

There's a new Napoli's at 31st and Garnett as well that's every bit as good as the one in BA.  I refuse to eat at Olive Garden, but that's just me.

And Napoli's prices are actually pretty reasonable.

I agree. Napoli's in B.A. is great. The food is very good and you better be hungry. They give you huge portions. Not only at Dinner but lunch also.

No difference between that one and the one at 31st and Garnett.  At least none that I could tell other than the facility.

You are correct.  Charleston's is going next to Los Cabos along the Broken Arrow Expressway and Bass Pro Shops lake.  It will be a nice location for them.  Hal Smith is developing the site.

Maurices now open
The 3rd area Maurices is now open in Broken Arrow.  Other locations include Tulsa Hills and Smith Farm Marketplace in Owasso.

It looks like they are getting closer to finishing the new shopping center accross Lynn Lane from Target.  http://www.loopnet.com/Listing/15694511/1700-N-9th-St-Broken-Arrow-OK/

I noticed they are working on an Applebees between the new movie theater and Olive Garden.

I heard they were going to put in a Zios over near Bufalo Wild Wings but I have not heard anything lately.  That is one of my favorites.

I think they should put one of the full size Dave and Busters next to PetSmart.

Yes, 12 screens.
 
I think before the economy went down, the developer had Kohl's lined up for the spot next to PetSmart. 

Zio's is still on the site plan for The Park at Adams Creek by KMO Development so you should ask KMO whether or not Zio's is still planned.

If they were going to do it, that would be a great spot.  I have been to the Tulsa D&B several times and it is always packed but it makes me sad that it is so small.


I'm going to assume that there are going to be 12 screens. The size of the building makes me think they are going to be small.

The building does seem small.  Maybe it will be laid out like the movie theater at the Promenade Mall with 2 levels.

I think it appears a lot smaller because the one in Tulsa has a large IMAX theater next to it.  This new theater will be a major improvement over the Cinemark 8 that is currently in BA.

I have to agree. The Broken Arrow Theatre has seen it's day's. I have been going to it since the 80s. It is time for a change. And this one is just a few miles down 71st from my house.

I went to the new theaters Saturday and saw "The other guy's"
Fantastic stadium seating and Mid size screens. Very nice movie theaters. I will be going there from now on. The pricing is between the cost of the South B.A. theaters and the IMAX 71st theaters.
They also have three screens for 3D.

Applebee's is now open next to Olive Garden and across from Target.  2nd BA Location.


Here is an article that ran in last week's BA Ledger regarding the success of the new Cinemark Theater:

Officials with Olive Garden, Chili’s and IHOP each said that they have seen a noticeable increase in sales since the Cinemark began business two months ago. Sante Fe Cattle Co., adjacent to Hillside Drive on 1100 N. 20th St., is also seeing benefits from the big screens.

“We definitely have seen a continued stream of customers at our location,” said Matt Taylor, manager at Santa Fe. “There is a slightly longer wait time to be seated on Saturday evenings and a steady flow of customers later into the night.”

Apparently, movie-goers are not skimping on wings, either.

“Since the Cinemark has opened we have seen a substantial increase in traffic,” according to James Allen, district manager of Buffalo Wild Wings Bar and Grill at 1511 N. 20th St. “We have large groups of people coming in before and after movies are shown.

Applebee’s has just opened in the area and more eating establishments are slated for the spots near the Target store.

Sales tax

While Broken Arrow’s larger neighbor on the west continues to struggle with sales tax, BA has seen increases in monthly distributions from the Oklahoma Tax Commissions for five months now.

“Miscellaneous retail was the largest contributor to the increase in sales tax receipts in September 2010 over 2009 at $82,426 or a 34.72 percent increase in this category,” said City Manager Dave Wooden.

Broken Arrow received $2.736 million for the last half of July’s business and estimated returns from the first half of August 2010.

For the same period in 2009, the city received $2.497 million.

“Electric, gas and sanitary services is up $48,138 or 20.55 percent over the prior year and general merchandise stores are up $44,059 or 7.90 percent.

“We are very pleased. It appears that the increase is due to new businesses that have come online,” Wooden said, referencing retailers and restaurants in the Adams Creek area, while also admitting the increases are being compared to a year when sales tax revenue was down and has lowered the target for showing an increase.

Tulsa’s check continues to show decreased returns.

It received $16.276 million this September, compared to $16.666 million for 2009.

Other cities showing increases were Owasso, Wagoner, Jenks, Sapulpa and Bixby.

Coweta and Sand Springs showed decreases.

I believe it is a dollar theater now.  At least that is what Cinemark is advertising on their website.

It's been there since the mid 80's so it's held on for a long time. 

I was there for a movie in the late 80's and ended up near the back of a very crowded theater next to a CA newspaper columnist doing a story about theater audiences around the country.

She told me our crowd was by far the worst behaved she'd seen so far and she'd already made it to the Northeast and was on her way back to CA.  (beer bottles rolling, food throwing, yelling, some guy standing up and screaming a very long speech about how he was going to "kick the next person's donkey" who threw something.  That threat was immediately answered with a large quantity of popcorn and candy lobbed in his general direction.

A proud moment for BA movie watchers.

I saw in the Tulsa World today that they are working on getting a Dick's Sporting Goods over by PetSmart in BA.

I also have seen that Louie's Bar and Grill and Hibdon Tires have opened in the area.

Has anyone heard of any other projects coming to the area soon?

Where? The only construction I saw last time by there was Sam's, a car wash and what looked like possibly a gas station.

Dick's is looking at Tulsa Hills as well, but the Broken Arrow store plans are further along and may open by end of year.  Not sure of any other developments at this time, but I would bet having D.S.G. here will attract other retailers and maybe some more restaurants.  Extending Hillside Drive will allow shoppers to drive from Bass Pro to the Lowe's without ever getting on a major thoroughfare or expressway.   Shopping in BA is becoming more easier after years and years of only having Walmart.

One store that I think would compliment this development nicely is Kohl's. 

I also noticed in the bid documents for Dick's Sporting Goods that they will have two entrances to the store, which will be nice.  I guess with the store positioned in the development like it is, they felt having an entrance on the south side of the building will allow those driving along the Broken Arrow Expressway to see their store.  The main entrance will be on the west side of the building.  You can view bid documents here:

Not a regular.  Just saw it when searching for Dick's Sporting Goods in Broken Arrow. 

There was a story on KJRH yesterday about the recent retail boom in BA.  Looks like from the video that Dick's is well underway in construction with the walls going up.

Dick's Sporting Goods in Broken Arrow and the two Tulsa locations are now OPEN!  They have a wide variety of events going on this weekend for their Grand Opening celebration.

Does anyone know what they are putting in next to the AT&T store in front of Target?  Also, anyone know what they are putting next to Flight Saftety?  They have been taking a chunk out of that hill on 71st and Lynn Lane.

How long until that hill start to slips and drops the water tanks onto Kenosha...?

There are only a few hundred other empty acres in the immediate area, but they have to dig out the hill to put in Flight Safety and Cracker Barrel??  Doesn't even touch on that completely underutilized (wasted space) strip center across the street to the east.  If they wanted to play with their "Tonka Toys", they could have bulldozed that and put in Flight Safety, plus some other stuff.

Or move a little further east and remove the eyesore that is Jimmy Houston's ex-store - several acres there, too - for Flight Safety and Cracker Barrel.

I hear Cracker Barrel is interested in some property on the west side of Lynn Lane across from The Shops at Broken Arrow and along the BA Expressway.  Nothing to confirm yet, though. 

I think the space next to AT&T will be a small retail building with 2-3 tenants.  Not sure who is moving in.
