Title: Crutchfield Rezoning

Just got a notice about a rezoning of some spots within the Crutchfield area (I own a warehouse in this neighborhood).
Kind of a hodge podge mix of zones within the area and many going from IL, RM-1, and IM to CH.  The "For" line indicates storage, residential, commercial.
Applicant is GC Real Estate and their email ends in friscoyards.com.
Not sure if they are just cleaning up some odd zoning areas or if something is in the works.
Curious if anybody knows anything.

Very interesting. I've heard people refer to the Crutchfield area before when talking about gentrification and the next big Tulsa district to take off.

It makes sense. It's close to the Pearl District and CBD, cheap to buy up large amounts of property as these guys have apparently done, and it sits on Peoria which is now home to the new rapid bus system. Just have to shake off the stigma of being north of 244.

CH zoning is:

Sounds like something interesting in the works.

It looks like GC Real Estate owns several properties between Peoria and Norfolk north of Independence and south of 5th. I didn't dig too much, but i noticed another owner name in the area of Frisco Yard Residential.

Based on Planning Commission agendas, there is development plan in the works for these parcels, possibly mixed use. Looks like city staff is having trouble getting their heads around it and have requested multiple delays to get more time to develop their zoning recommendation. It’s now scheduled for review by TMAPC on February 5.

First of all, the property owner is a guy named Stuart McDaniel.  Here's a past TW profile on him: https://www.tulsaworld.com/archive/the-guru-in-east-village/article_4921ab5a-0ecc-5eac-acda-261ce0965554.html.  He has apparently been instrumental in stakeholder organization in the East Village neighborhood downtown.
