Just saw this as well. Looks fantastic... reminds me of the Katy Trail Ice House in Dallas (or any number of outdoor beer garden/retail type places in Austin).

Funny you said this as I live next door to the Katy Trail Ice House currently, and run the trail every day after work. The Ice House is my favorite place in Dallas, and it would be awesome if Tulsa had their own version of that. I love the trail access from that spot as it really activates the place. If you haven't been down here in awhile, they have recently completed an expansion that has essentially doubled their patio space. It's gonna be a blast come college football season (And dangerous because you will never leave!) Can't wait for this to kick off in Tulsa as I am always down to hang out on a patio, and haven't found one with the same sort of vibe.

I honestly think places like the boneyard at dead armadillo, Fassler Hall, etc, just need to drop in some larger trees, string some lights,and have music playing the entire day to jack up the vibe.

Blue Rose patio overlooking the river is pretty nice.  The Vista at the Boathouse patio at Gathering Place will be great when it opens.  But I agree Tulsa needs more patios with big trees.  I love Katy Trail Ice House and The Mont in Norman for this very reason.

The stretch from Maple Park to the river is fairly busy on nice days, especially now with the Gathering Place open.  Not very well-utilized from what I've seen on the northern sections near Centennial Park.  Nowhere near as busy as the Katy Trail in Dallas though.

That sucks, but it did sound too good to be true. We already have Yard bar, which has a hard enough time with the ups and downs of the weather.

The trail is super busy these days though, so it is still a plausible concept, especially so close to Mercury Lounge and the Shrine, along with the rest of that little district. Hopefully someone else will snatch this up and do something along the same vein. Of course in this environment getting anything off the ground and staffed is a bigger challenge than usual.

Access to this site is still odd - they missed the biggest opportunity when the apartments just north of the site were for sale and didn't buy them. Would have made it more desirable to get in and out of the site. Let's face it, trail traffic wouldn't sustain retail there so being able to at least have a proper valet in and out is important and that site just doesn't work well without acquiring another parcel to get access to an actual street.

Totally agree. I think the scale was a bit ambitious for the issues with the site. I think if you just did one stand-alone with a large outdoor patio area like Katy Trail Ice House it'd be a huge hit and some of the access and visibility issues would not be as big of an issue. But trying to lease to multiple tenants in the size of building they had planned doesn't surprise me that it didn't work out, especially after they didn't buy the parcel to the north when it was for sale.

I also heard that the neighborhood association was less supportive than hoped.

Good opportunity to do a similar restaurant/outdoor seating concept on the old Louisianne property to the south and build a critical mass.  Keep the retail-oriented businesses along Boston.

I've heard another brewery is going to be moving into the space, possibly by this summer. 

I saw that Lilly sign as well and wondered if maybe it was back.  The land is no longer listed for sale on LoopNet.

They have said they will rebuild but it may take several months if not longer.  Maybe as part of the rebuild they can redo the streetscape in front of the building to add more outdoor seating and build an actual sidewalk along that corner.

Sure you can - they aren't that big. Now it is a little smaller building but still historic it's already built out as a restaurant with hopefully better wiring in the ceiling. Otherwise look for a new location or wait to get the existing building rebuilt and since they don't own the structure who knows how long that will take. I'm guessing probably a year or two and unless they have a heckuva lease watch that rent really jump due to the cost of building materials now.

Both Burnco locations have/had massive custom vent-hoods to accommodate 12 outdoor grills indoors

Yea - I've seen the pics of the kitchen. Without all the other fixings in a commercial kitchen it'd still be an easy fit. Mainly it's a smaller seating area at the Rib Crib location. I'm just saying if they want to reopen quickly an existing restaurant, and a BBQ one no less, would be the way to go. You could roll the Hasty-Bakes in there, build the ventilation system, get health dept approval for the kitchen, and change exterior signage in maybe a few months.

All this being said - no idea if the 1st street location is even available so there's that.  ;D
