Looks like some updates in the area of Greenwood and Archer:

A five-story, mixed-use development is in the works for the Greenwood District.

Attorney Kajeer Yar of GreenArch, LLC, updated the project Thursday at a regular meeting of the Tulsa Development Authority.

Plans call for multiple levels of office space above a ground-floor, retail/office component at the southeast corner of North Greenwood Avenue and East Archer Street, Yar said by phone after the meeting. The project also will feature structured parking with up to 150 slots.

Construction on the roughly 70,000-square-foot development is scheduled to start by the end of 2018 and be completed in 2020, Yar said.

“We’re optimistic about Greenwood,” Yar said. “We feel like the future of the district is not only just residential and existing retail but also (about) bringing in an office component to effectively bring in activity from morning till night.”

The new project is across Greenwood Avenue from another GreenArch development that includes 70 apartments, the pub Lefty’s on Greenwood, a Subway restaurant and StudioPop, an indoor cycling and yoga facility. That roughly $10 million project was completed in 2013.

GH2 Architects is designing the new building, and Patrick Fox of Fox + Allen is handling the pre-leasing.

Designated as America’s “Black Wall Street” by Booker T. Washington, the 35-block Greenwood District became a prosperous center for black commerce in the early 1900s, housing more than 300 black-owned businesses that included hotels, theaters and restaurants.

The loggia on the building is wonderful. That really helps the pedestrian nature of an area.

Having walked to work for a stretch of my life, I will say that these types of features I am most grateful for...when it is raining.   ;D

And yes, I am completely serious. I would re-route my way to work to take advantage of as much covered walk space as I could.

I'd normally say the same thing but it backs up the RR tracks and highway.  Unlike the Edge which is just as bad but highly visible on 3rd St..

I'm a fan! Anything that activates that corner is a plus. It would be nice if that parking garage was a little more "design-y" and/or attached to the building, but, having done a few parking garages down here in DFW, I can understand that those things usually have NO budget, especially when you throw all your money at the main building(s). One thing I'm surprised that hasn't been picked up in Tulsa yet though is the "Texas doughnut" style, where your program wraps around a central parking garage. But then again, part of me thinks that Tulsan's need to SEE parking for it to be real!

I'm a fan.

What's wrong with the parking?   In an urbanist utopia we'd have none or bury it all behind a facade... but in the real world in Tulsa, Oklahoma, tenants and customers demand parking. It appears reasonable for the scale of the building, it is structured and presumably expandable if they wanted to add levels to it in the future.   In exchange for a fronted 5 story building on the corner with covered walkways... its a fine trade.

The biggest thing I've noticed - They have trees on the side of the street that the existing GreenArch Building is on.  Did they never update the building from their render, or are they actually going to tear up the sidewalk and add some 'green' to GreenArch?

It looks like the final plans have been drafted and were sent to the TDA board for approval.

So many renderings on this project. This last one looks the most comprehensive. The roof deck is going to be nice and hot in the summer with the overhang stripped away, but whatever. I'm just ready to see earth moving on this one. I'm guessing they might be waiting on the greenwood building up the street to finish and fill up before getting too far ahead on this.

It will be nice in the spring and fall though.   :)  This angle has probably one of the best skyline views.  It could be somewhat blocked by Santa Fe Square depending on the final design of the office building and/or residential one block south along Greenwood:

They are in quite a race to get the Greenwood Rising museum finished for the centennial memorial in 2 weeks. Some of the exterior cladding is done, and TW had photos of some things going up inside. There's no way it will be finished, but hopefully the scaffolding will be able to come down and they'll have a good preview of the interior for the centennial.

As more urban development takes place in Tulsa the city should absolutely take a harder stance on street/sidewalk closures in the downtown area and also in any other walkable districts like Cherry Street.  Thinking specifically about the apartment building on Cherry Street that had the sidewalk closed for what seemed like years.

Agreed, I can't believe they were allowed to use the street as a staging area in such a busy area. I have a feeling some special exceptions were made to help expedite construction for the museum by having staging so close and not having to move materials/equipment off site somewhere.

Hopefully they install a streetscape similar to what they’ve done north of Archer and by Hogan Assessments at 1st.  GreenArch across the street didn’t do a very good job with its streetscape IMO.  That is something that can tie all of the these new developments together.

The trees up top and the balconies make this building interesting, but it's such an odd design. Definitely feels like this project was pulled in too many different directions.

I have no opinion on the building as a whole yet but I'm really digging the rounded corners. It's a minor touch but the lack of 90 degree corners is nice.

I haven't been down this street in awhile, but as I walked across the Detroit bridge over the tracks the other night I could see that they had a band playing on the top patio. This building is completely done and open now and it sounds like Gastronom is a hit.

Too bad it was made by white people - should have given the commission and work to black artists. Seems like a missed opportunity and frankly feels odd given what has happened here to have a white developer build a big sign saying 'this is greenwood' that was built by white people. It's a cool idea don't get me wrong, just not done right.

I get that us old white guys cannot fully understand the Black experience. Does that mean that we shouldn't even try?  Not saying this is the case in this instance though.

There's a lot of talented black artists locally that could have designed and built the same thing, just don't understand why they weren't given the opportunity to do so in such a special location and saying that. Just feels odd to me.

The historical context of white developers wanting Greenwood for their own, especially after the massacre, to have a white developer place a sign like that feels inappropriate even with good intentions. Because that development isn't what Greenwood was, it's the white people's idea of 'this is greenwood' now.

I'd feel different if the developer had utilized either black artists or craftspeople to design, build, and install it

That being said there should be a city initiative or even a city-sponsored fintech set-up to promote African-American business ownership. I believe in the Greenwood area all except a few businesses are owned by white people and probably all of the buildings. But then again I think the city should really focus on small business owners in general instead of just pining to get random electric car factories.

The 'This is Greenwood' sign makes an impression, though it is still partly blocked by construction equipment and skips at the moment. I do like the colored LED strips on the side - makes it look like a lively street especially with the museum next door.
