Hello,

I've always lurked this board for great info and it has never failed me. First time to post, so I apologize if the info I am seeking is posted elsewhere and I am missing it for some reason.


Curious about two developments in Jenks:

--The new shopping center on the same corner as the new WalMart Neighborhood Market. Any ideas what all will be there?
--They just broke ground on the southeast corner of 121/Elm in Jenks, as well. No signage yet as to what is coming there.

Not sure what's going in at 111th and Elm, it's a strip center with a couple of restaurants but I don't know any specifics.

121st and Elm is a Casey's General Store.

121st and Elm is a Casey's General Store.

Interesting. Been wondering why their commercials have popped up on the local television stations lately. I wonder if they are building others around here. I have only stopped at one twice, once in Missouri and once in Illinois and I wasn't impressed.

Yeah, Casey's is pretty disappointing. Every one I have ever been to has been crappy, 7-11 crappy, if not worse. Maybe they won't last long, I have no idea why they think they can compete in the Tulsa market. There are two QTs and two Kum and Go stores already within two miles of this location.

Unfortunately for them, Gaetano's is right next door and has incredible pizza. And Simple Simon's is just down 121st.

There's one in Skiatook that I was at just last weekend. It's just your normal ugly small town convenience store. Despite being new, it isn't clean and is already starting to look run down.

Sounds like the one I stopped at in Missouri. It even still had the "now open" banner up. I stopped for gas, went in and thought I had walked into a U-Tote-M near the end days of that brand. I ended up walking out without buying anything. Just let the tank finish filling up and left. Stopped down the road a bit and got a drink somewhere else.

One opened near me in Bartlesville. It's directly across the street from a super small Conoco that was generally 15 cents higher than QT. That came to an end as soon as Casey's opened. They are usually at or below QT. The store here is clean and nice. Prices on everything are good. Pizza is phenomenal. Breakfast sandwiches are much better than QT. Can't really speak to the rest personally, but I hear good things. My only gripe, is the cashiers are the slowest known to man. Rarely is there not a line in there, whereas at QT I rarely have to wait. This one in particular is in a pretty good neighborhood and it's 2 miles from the closest QT. In Bartlesville it is easily second place to QT ahead of all the others.

The reason for the commercials is because they are expanding their footprint further into Northeastern Oklahoma.

There is a new model Casey's down the road from a project I have going in the KC area and I've got to say it's not terrible and is really pretty good, much different than the old ones...I live around the corner and am glad to see it going in.

As for 111th, only one lot under contract as yet.  It's a quality local driven development in coordination with the subdivision behind it.

Casey's due north to the KC, MO, IA corridor have been pretty good for a while.  I would go that way in mid 2000's and there were a couple between here and Wisconsin that were good places to stop for a while.

I stop at the OnCue in Cleveland by the lake several times each summer, it's not great either, it's about the same as an older Kum and Go.

Yeah... Cleveland sucks.  Very old store.  Have only driven by once and didn't even bother.  But didn't really want anything either....

The mall is going in on the south side. The current construction on both sides of the highway is relocating the Elm/Peoria exit and adding service roads on each side of the highway. The service roads will provide access to the mall.

So the fresh dirt turning to the north of Aquarium Drive is for the Turnpike project?  I noticed that a week or two back and guessed it was going to be more apartments or retail.

If Simon were really planning on having that open fall of 2017, they should have broken ground already.  Has there been any more word out of Simon on an updated open date?

I don't think there's anyway for them to start construction until there are roads to the site. There's no access right now.

It wasn't just for the mall, and the reworking was planned before Simon came along. Traffic on Elm at the Creek was terrible and they still want to develop the land to the south of The Creek.

Maybe retailers will opt instead for all that cheap unused existing space at 41st & Yale.  Big box apocalypse.

From what I hear Simon won't call the city of Jenks back.

My son-in-law is in construction/development.  Due to a couple of his own projects he’s pretty tight with one of the councilors who says Simon is in regular touch and it will be moving forward “at some point".  Apparently, it’s stalled at the moment while they are trying to figure out how much money or if Jenks will put any money toward moving a natural gas pipeline.  Funny, as this was a similar issue with a pipeline on Turkey Mountain.  Simon’s M.O. is definitely to see how much they can stick it to communities to maximize their own profit er, um minimize how much they have to invest in infrastructure.

Yeah, Enable Midstream has a 22-mile line that runs through that parcel.  And yes it feeds the power plant (from further south though).

It's not on Google Maps yet, but there are roundabouts and service roads in Jenks along the turnpike with the new exit at Elm/Peoria with a large cut out for a certain unbuilt outlet mall.

I posted this link yesterday.

I was seriously confused.  For me, this link doesn't show a roundabout.   I even went directly to Google maps and looked without the link.  Still no roundabouts.   Then I checked on Apple Maps on my phone, and finally see a roundabout!  But I still don't see anything South of the turnpike.  The one I see is just to the North.  Is there another one on the South side?  Posting for anyone else that couldn't find it, either.

I don't see them on Google either.

On the Maps app I see them, there's one on each side of the turnpike. The one on the north side is near the Aquarium and the one on the south side is a bit west by the railroad tracks.

They always show up for me.  They don't show on the map view, only the satellite view.  The link should have taken you directly to the satellite view.

I have no explanation.

Still doesn't work for me.   Just used the link again.  I do get satellite view, but neither of the roundabouts show up.   I know I'm seeing an older version of the satellite view, but don't know why.

OK,  I opened the link on my phone, and DO see them.   But not on my laptop.   I use Chrome as my default browser, so you'd think it would get the most current view.  I also checked by opening Edge, and it also shows the old views.  Strange.

I think I know the problem....   If you have the stupid google 3d on, it uses a different photo timeline.   Turn that crap off and not only does (IMO) the picture look better, but you get more updated results.

Hamburger menu -> 3D on (click this to toggle off).
Even if you're in the 2D view, you'll still be getting different (older) image tiles

I know that area was developed as a big commercial PUD with office/mixed use at the back, so not surprising that it continues to be developed. Haven't heard what the new buildings will be, but I'm sure it will be pretty general strip commercial and a few pad sites. Probably see another coffee place, another couple cut and paste fast food joints, and in general more of the same business that are already covering the metro. We seriously hardly ever get new brands here, but the existing brands keep adding more locations until they cover everything and keep competition out. Dutch Bros is building everywhere for example.

It's starting to come along and looks like retail and some sort of dining. Far south end has a small section of patio out front and far north end has a drive-thru window. Hoping it doesn't suck.

Reasor's is relocating the Jenks store to 121st & US 75 and looks to be the newer, bigger model store under the new ownership group in Texas.

Will be a couple hundred thousand sq. ft. of big box crap. Will be interesting to see who they have on board - that intersection there has been prime for Tulsa Hills type stuff given it is easy access in from Sapulpa and from higher incomes to the east as well along 121st. My guess would be the sporting goods store is Academy, Homegoods or Hobby Lobby is probably the home store and a combo of TJMaxx, Ross, etc. as the other small boxes to fill out everything else. I don't think the large merchandise store is big enough for Target and likely too close to Tulsa Hills for another store here - I'd be surprised to see them build two non Super Targets in that side of Tulsa so close together. Wild card could be Home Depot, but not sure if there's enough population density there yet for them.

Regional land use change at 106th & Elm has people going absolutely nuts. RedDog Construction wants to build a large baseball complex with a small hotel and some retail. I think they approved the land use change which will set up a rezoning battle for the ages if it moves forward. The NIMBY's in Jenks have really started to put Tulsa to shame.

The Aquarium is planning a massive expansion of a mixed-use development on all their excess land. I'll have to try to dig up the renderings, looks like the City of Jenks has removed the document from online that had all that info or I just can't find it again. They're planning a boardwalk style development on the riverbank that will interact with the new lake. Plus a mixed-use development on the parking lots. They've already announced retailers that are moving there and not sure how that plays into the renderings they showed the city for the TIF boundaries to be adjusted. But Climb Tulsa and the entertainment complex out of Austin are two anchors. Looks like they want to do multifamily, parking structures, etc. to give that entire area more of a urban main street feel with the aquarium as the center point.

Oh boy. This has big implications for Sapulpa. First of all, it means we are likely going to lose our Reasor's. Secondly, it means a lot more competition for our local restaurants, stores, and food chains. Sapulpa already has a big problem with our sales tax dollars being sucked into that corner of Glenpool as it currently stands, and now Jenks is going to take a piece of our pie as well. That's Sapulpa's fault for our incredibly poor land planning though, but at least we are getting our downtown off the ground.

I'm not excited by another asphalt suburban wasteland, but I guess it's inevitable considering the steady drumbeat of new single family neighborhoods out in this area. Eventually this will be copy pasted a few miles south of Glenpool too.

Across the street from the last project is a $70 million mixed use complex including 300 apartments and retail

Another large development is at Main and US-75. The Gateway Development where Kevin Stitt's Gateway company is based. A second office building is under construction, a third is planned. A hotel just opened. A 8 story hospital is planned and an indoor shooting complex is planned. I can't find renderings of these.

And the Ripken Baseball Experience on Elm that has people up in arms.
