The guys would kill me for saying this, but Cookshack Makes one of the best effortless, foolproof smokers I have ever used. Insert your favorite meat, and wood, set it and forget it. Looks like a small refrigerator, and produces very little wasted smoke, so it won't upset your neighbors. A small cookshack has the cooking area of most large smokers.

I would say that the great room is about 25' x 25', but I'd have to take a tape measure to it to make sure. 2 fireplaces and one chimney (with two stacks). We use the living room fireplace to burn wood in the winter, puts out quite a bit of heat. In the bedroom I have gas logs in the fireplace because they are easier to deal with than hauling wood back to the bedroom.

Thanks for everyone's help and advice.
Immediately after posting this thread, we got a barrage of calls from realtors that participate, and monitor the forum. We also got calls from people who heard from a friend of a friend of a friend of some guy who's wife's girlfriend's workout buddy's husband saw it on the forum.
Quite a web we have here.

Yeah, well that person that bought your house is my daughter's boyfriend's, uncle's, brother's, grandfather's sister-in-law's son's son. So when do I get my $500? Congrats, I know that's a relief to you.

Since we collectively helped sell the home, per your admission, are you buying the beer and appetizers at the next Tulsa Now Happy Hour at Joe Mammas? And congrats on the sale. Now lets talk about that smoker.

The house looks nice, but those huge trees around the home is not for me, with a good ice storm or high winds who knows that direction they will fall.

Ahem... not that you would ever suggest that.

Those Silver Maples are beautiful and we enjoyed them, but I wouldn't consider them trees. I like to think of them as giant evil demons plotting our destruction. They dropped enough lumber to cut and make a half rick of firewood every year. Fibrous roots make it hard to dig. Great shade though.

I said "mature well trimmed trees" not sickly, poorly trimmed, soft maples that have shed half their limbs and need to die. And I didn't advocate removing the River Birch, just the portion that has actually grown over your house. I ♥ trees. Just not ugly ones.
