Very interesting. I've heard people refer to the Crutchfield area before when talking about gentrification and the next big Tulsa district to take off.
It makes sense. It's close to the Pearl District and CBD, cheap to buy up large amounts of property as these guys have apparently done, and it sits on Peoria which is now home to the new rapid bus system. Just have to shake off the stigma of being north of 244.
According to this:
http://www.tmapc.org/Documents/TulsaZoningCodeAdopted110515.pdf CH zoning is:
CH DistrictThe CH district is primarily intended to:
a.accommodate high-intensity commercial and related uses primarily in the core area of the city; and
b.encourage use of properties and existing buildings along older commercial cor-ridors; and
c.minimize encroachment and adverse land use impacts on stable residential neighborhoods
Sounds like something interesting in the works.
