Title: Tulsa developments 2000's
Post by: TheArtist on January 01, 2008, 09:58:11 pm
Updated... 4/22/08

I have also added Tulsa County/immediate suburbs, developments as well.

The RIVER DISTRICT is a Billion dollar development that will contain: 852,000 sqare feet of "high end" retail shopping, restaurants, entertainment venues. Will also include 650 hotel rooms and a convention facility, 400,000 square feet of office space, 300 condominium units with structured parking in its initial phase overlooking a manmade lake. The projects also will have a large fountain and water feature set to music designed by the same company that designed the fountains at the Bellagio Hotel in Vegas. The design of the development is set to emulate a "town square". They have entered into preliminary agreements to become the home of the Tulsa Drillers baseball team with a new 7000 seat ballpark.

This development is right by the new Oklahoma Aquarium which is next to the new Riverwalk Crossing which also just announced the start of its Phase 2 construction plans. All of these developments are on the Jenks side of the river in Tulsa

Here is a video from the local news that gives a glimpse of the development.

The Phase 2 expansion is underway and will include 125,000 square feet of more shops, office space and restaurants, a second amphitheater, 207 unit apartment complex and a 6 story condominium building.

NEW COLLEGE CONSTRUCTION

Tulsa was up until recently the largest city in the US without a publicly funded, graduate university. (the powers that be in OKC would not allow us to have one, it sucked lol) But finally that changed and now we are playing catch-up. Plus our local private university TU has been on a dramatic building program the last several years. And our Junior College, TCC, the largest Jr College in the region, has been steadily expanding as well.

New TU consruction.

Fresly finished Collins Hall and new entrance that is currently under construction.

I will never understand why vinyl siding was chosen as the cladding for this building? I guess cost was a big factor!

The exterior walls are temporary. For every wall you see, there is a plan to knock it down and move it for expansion. If you cement/stucco you're only upping the initial build cost of something you're gonna have to pay more to tear down.

The real wacky design element is what I call "The Tomb of the unknown fish" as you're walking in. It's a lighted granite pedestal for a statue that isn't there.

Thought that was for Human Sacrifice?

My problem with the Aquarium is the fishing lure exhibit attached.

That is like having a gun show at the zoo.

Remember when it first opened, they had recipes on several of the exhibits until the winers got upset. I thought it was very clever!

Now every time I go the aquarium I have to just gaze through the glass and wonder "How would I cook that?"

It's a shame, after millions of years of evolution, and the most advanced brain in the animal kingdom, some of us still can't admit that we're predators.

FWIW, the "other project" by the Utica Place developer (I'm referring to the project pictured above that is located at the southwest corner of 21st and Utica), is not a "2000s" project. That building was completed in the mid-90s, 1996 at the latest.

Yes. The pair of duplexes is being constructed on a lot at 1409 S Rockford Ave, which is two lots south of the three Metro Lofts facing East 14th St and the BA Expressway. One duplex faces west toward Rockford; the other duplex is near the alley above a pair of garages with access from the alley between Rockford and St Louis. Here's a bird's eye view facing westward (http://"http://maps.live.com/default.aspx?v=2&cp=q0q9h7702343&style=o&lvl=2&tilt=-90&dir=0&alt=-1000&scene=16732208&encType=1") taken after the house that had been on the lot was moved away but before construction of the foundations for the duplexes.

This "New Lofts at Cherry Street (http://"http://www.tulsanow.org/forum/topic.asp?TOPIC_ID=7902")" topic includes more discussion about the duplexes.

Not surprisingly, I was comparing the lighting on these projects. Notice how the medical facilities have illumination to help people see, while the others have illumination to be seen.

For the most part, I like the lofts off Cherry St., but there were a few of the designs which are schlocky to me. I wish they could have seen fit to construct something which looks more like the other "vintage" apartment buildings in the area, but we don't seem to have much compunction about sticking Jetzon's designs in right next to 1920's elegance.

Aquarium:

The recipe things was funny, I loved it.

The new ozark stream exhibit is cool and the next project is a large expansion for Sea Turtles.

My main complaint is the entry, it is BLAH! You wait in line and walk into an aquarium seeing NO FISH. Nothing. Not a Koi pond outside, not a tank in the lobby. The Restaurant in the building likewise fails to utilize any of their tanks or other points of interest and has a view of the lobby and a service building.

Someone put together a map of where all these are, I'll love you long time.

Thought I would add a few updates. Will have to go back and insert into original post later and will make a few trips around town to get some of the other new items going in, hospital additions, hotels, etc.

Riverwalk Phase 2 finally rolling along. I was suprised at the amount of living going in.

New TU PAC

The actual building looks a lot larger than the rendering suggests. Its easily 6 stories tall and so far just the middle section has the steel up.

Someone put together a map of where all these are, I'll love you long time.

This is old, but it maps most of the inner city projects. I could add the rest but I haven't really followed Tulsa development for a long time..

You don't have to love me long time though.

A friend asked me to flying out to Tulsa in April and help him check on his 1955 MGA thats being restored at Mirage Motorcars. He was told that it would be done mid April. Any one know or have delt with these guys?
